Okay, I'll bite. The fact that the OP want to live in one of these areas but doesn't want to move until the facilities are open suggests that demand will increase once there are shops, cafes etc. around- unless she is the only one that thinks like that.

If demand increases and their is finite supply it seems to me that prices are only going to go up.

Now for a lesson in "Garethnomics" to tell me I have got it all wrong and rents will actually go down when more people want to live there.....

This is the state of the building in the 'Italy cluster' and residents have "been warned to be careful when entering and leaving the building"

if you get a better home out of it, then it is worth it, we would move to Mirdiff but we can't get anything at 120,000.

Only if demand is close to, or exceeds, that finite supply... Demand could jump from 5,000 to 50,000, but if there are 100,000 units of supply, prices ain't going north.

The figures Gareth has quoted comparing demand and supply don't preclude individual bubbles, but they're nevertheless pretty compelling. I've yet to see a credible argument refuting them. *shrug*
