furnished appartment-tentant rights

Default furnished appartment-tentant rights

Can anyone please advise if renting a furnished appartment (in The Address - Dubai Marina) has different laws with regard to extention of tenanct rights.

My landlord is selling my apprtment and given me 60 days to vacate, not allowing me to extend or giving me the 12 months notice as mentioned by RERA - claiming it is different because it is a serviced apprtment (where however I pay DEWA direct in my name and the local municipality rental tax)

Your LL is talking through his backside, the LAWS do not mention furnished or unfurnished, it's irrelevant. By LAW he must give you 12 months notice from your renewal date. The specific law is number 33 of 2008, Article 25:

2. Landlord may demand eviction of tenant upon expiry of tenancy contract limited to the following cases:
a. If the owner wishes to demolish the property for reconstruction or to add
new constructions that prevent tenant from benefiting from the leased
property, provided that necessary licences are obtained.
b. If the property requires renovation or comprehensive maintenance which
cannot be executed while tenant is occupying the property, provided that a
technical report issued by Dubai Municipality or accredited by it is to be
submitted to this effect.
c. If the owner of the property wishes to recover the property for use by him
personally or by his next of kin of first degree provided that he proves that
he does not own a suitable alternative property for that purpose.
d. If the owner of the property wishes to sell the leased property.

And for the purpose of clause (2) of this Article, landlord must notify tenant with reasons for eviction at least twelve months prior to the determined date of eviction subject that such notice be sent through the Notary Public or by registered mail.

this is what I also understood, and have quoted him the same.

Any advice on a decent law firm who can support with an official legal letter to him?

The tenancy agreement is not logged with RERA

Come to an agreement, he wants you out give you 12 months rent monies and you'll be out within a month of payment.

no there isnt any difference like in the uk, furnished or unfurnished doesnt make a difference.

As others are saying utter rubbish. He is trying it on. Go straight to RERA for advice. You shouldn't need a lawyer, but contact me if you want a referral to a good firm.
