Compared to the UK rental yields here are very high, probably more than double, but they are falling here and rising during the housing crisis in the UK. A gross yield is just calculated on the value of the property, a net yield is calculated after taking out all the costs for service charges, management charges, even repairs and renewals. There is a big, big difference. Hey, if it was easy everybody would be doing it.

Has anyone thought about the possibility (or fact if you go by the 4-5 cases that I know of and assumed it is the case across the market) that a majority of the apartments are not bought by end users but by a dozen or so speculators (or market proppers?) who buy 5-6 floors at a time and then flip it amongst themselves..........

Indie, I think that used to be the case a few years back but less so now. There are certainly still speculators but I don't think many are now buying whole floors- there are better gains to be made elsewhere in the world for the big boys.

No they're doing it now - and they're not exactly 'big boys'. There are enough number of banks lending silly amounts of money to spend in the UAE (but not for spending elsewhere in the world).
