Hi there
i posted my package offer for the wife and myself on this side and generally the feeling was that it was too low, especially the housing. we are trying to negotiate and this is what a collegue over there mailed us to try and justify the 90 000AED between us per year.... its this correct, or are they trying to bluff us? alot of peopel said that 90 000 is too low.
The Greens (Apartments)
1 bed: AED 85 – 90 - 95 000
2 bed: AED 125 – 130 - 140 000
The Springs (Villa)
2 bed: AED 120 - 125 000
The Views (Apartments)
1 bed: AED 90 - 95 000
2 bed: AED 125 – 135 – 140 000

I am near the greens, in a Deyaar Building - was 85 for a 2 when we moved in, they are leasing in a building next to us at 95 for a 2.

The Greens is definitely more affordable in comparison to the Lakes or the Meadows.If you are looking for an apartment then Greens is definitely a good choice.
However if you want to look for a villa then I would recomend Al Barsha.The villas out there are more spacious then those in the Meadows and the quality of construction is better too.

In terms of apartment rents, the Greens is pretty reasonable.The other properties of Sheikh Zayed road may be better in terms of quality or other facilities but they are exorbitantly priced.
Bur Dubai, particulalrly the Golden Sands area offers much better quality at comparable prices but commuting to SZR everday from there is a big headache.

I was recently looking for 1/2 beds for a new joiner. The new ones in the Greens were going for 105-110k. Much nicer finish than the older style but still on the small side but offering more storage, which is something to consider if there are two of you in a 1 bed. My colleague eventually got a place in the Marina - a one bed plus study for 105k. A one bed in the Greens is pretty cramped. I would not want to have to be confined to such a small space.
Also bear in mind that you have to pay agents fees.
1.5 yrs ago I know firms that were offering 90k allowance - considering rents have jumped so much in this period, I would suggest you try to squeeze a little bit more out of them otherwise any shortfall will have to come from your pocket.

It might be wise to consider alternate areas as well for all those renting in the New Dubai area....
Rumour has it that ALL properties built by EMAAR will be put up for sale in the next few months, like they have already done with a few phases of the Greens and the Lakes. Those residents have no choice but to buy the property they are currently renting, or move out...

Aren't all the properties in the Springs privately owned? What about the Meadows? Or do Emaar rent out some of these as well?

as far as I know all the Springs and Meadows are privately owned, Emaar kept the Lakes though, but as we all know that is now being sold off in stages.
