And I have read that there are more new visas issued per month than old visas cancelled. There are so many rumours out there and little facts to back either side of the story up.

We only know three things:
1. there has been a lot of layoffs, especially in the construction industry.
2. rental prices have dropped substantially.
3. there is noticeaby fewer cars on the road, so the traffic has improved considerably.
That's all we know.
