Kits is a great place for first settling in Vancouver and being in a community, I am sure you will be able to find somewhere to live initially that suits you all.
I used this site and got a fab apartment through it.

As Kits is so near UBC, you get a lot of the faculty that live there, and they go off for the summer/winter and want a house sit/rental.

it takes me so long to type reply I'm out of sync with the posts.
thank you for suggestions Kiwilass and Ducktastic I'm going to google the areas/sites you've listed.
We were thinking Kits initially as it's where we stayed and got "that loving feeling" for Canada, also because the friends we stayed with live there and are in same line of work as hubby (joiner) and may be able to help him out with that.
Glad to here that all over is just as family friendly, as that was a major factor in starting the app process

Most Co-ops will allow children..but they have waiting lists..If you persevere and see a nice co-op when driving around ask one of the residents where to apply..rather than online apps.....Kitsilano is a trendy area so you will pay a premium to live there...There will be other nice cheaper areas to live as you drive around......Kits does not appeal to me but thats my opinion and the parking is horrendous...............

Thank you everybody for all the info,
I'm going to check out the websites you've suggested DBoy, it's really great to get pointers from somebody that's spent a lot of time (& money!) there.
We know that going from 3bed house to small flat's going to be difficult with two small children, but as we aren't going to know many people (we do know a family who moved there a few years ago) we were weighing up the social aspect- for me being close to everything to make friends and go to playgroups etc as well as all the ameneties listed by Ducktastic (yoga and I don't mix....I fell asleep in the class I tried).
Even though moving to Canada is what we absolutely want to do we know it will take a bit of time to adjust....
We were hoping that once we'd settled in a bit and found our feet we could then look to moving a bit further out.
And the list of pro's and cons Ducktastic I think I'll print off and show my mum!

Personally i liked Kits the most of everywhere I have lived. Sadly i am a mere pauper. Perhaps one day I will return when I have made my millions....not bloody likely on a coppers wages
