Question How long do we give it?

Right I know I've not given it any time, (I've never been known for my patience) but the house has been advertised for a week (on internet only for a couple more) and we have had no interest.

It is fairly priced, one over the road was priced at 10k more. How long do we give the estate agents before we bin them for someone else (not 100% happy with them).

4 weeks (if you've not signed one of those 12 week exclusivity thingies).

That's plenty of time to advertise, phone up, sort out, update websites, etc, etc .... and then follow up.

I'd keep phoning them and asking them where are all the buyers they promised (they must've spun you that one)
Phone at least 3 times a day, make a nuisance of yourselves. Get the branch manager round and tell him all the things you're not happy with.
We had to, we wern't happy with the way they were marketing ours and we virtually told them how to sell it. We got lucky then and sold on the 2nd viewing.

We waited 5 months for a sale..... long wait while I was here and family were back in the UK.

we are thinking of moving estate agents, we have been with them since June but with only 4 viewings and the last one the girl didnt even Sell the house , she said nothing i complained and they said they were sorry ,

ours were useless too
tell them you'll write a formal letter of complaint if nothing gets moving
keep on and on
(in the end with ours i did not have to introduce myself anymore!!!!!!!i hate being a nuisance but we really had to,to get things moving!)

TBH the average house sale in the UK seems to take 4-5 months these days. We put ours on the market March 1st and completed on June 28th and that was considered good going.
I'm not sure but I think things may have slowed down even more since then..I wouldn't make any plans to be in Canada before next April / May.

To me it looks more like 2004/2005, when houses around where I lived could take a year or more to sell. With even the Chancellor talking about house prices falling, there's no longer any need for people to rush into buying... instead of 'buy now or a house will be 5,000 pounds more next month', it's heading towards 'why buy now when a house will be 5,000 pounds less next month?'

IMHO the only real question is whether the BoE will cut rates to restart the house price boom, the way they did in 2005.

Our house has been on since end june, changed estate agent and had some viewings, but sadly as the market is so slow it seems ages to get a sale.

Both me and rosie live just outside of burnley and have opted to do the open house sale bit

my estate agent is well up for it, never been done around here and new photos are being taken etc etc

Last week our house was view well over 450 times, 75 print outs and still no viewings. they are havng to reprint our leaflets every few days, but still nothing

My OH was not really up for it as we are taking alot of our stuff, so dont want the house with nothing in etc etc, but with a few friends round to help and also help from the estate agents we have a crew to do the showing

Keep ringing them every few days, i sent someone in ours to ask about houses and they came out with my stuff, so i know now that the estate agent is doing her job

Sadly with the hip's, morgage rates and then northern rock the house market has took a hit, things are picking up, but like they say its a buyers market.

It is upto the seller to think on there feet and get that house sale as well...... do something different and make your house stand out

(also make sure you get the agent down to the bottom price )

If you are near Burnley would you have any idea what the market is like in bacup??
We had to move out here in July for the job and left the house on the market
We have 2 intrested parties but both have to sell. they are opposite ends of the spectrum with one wanting a larger house and one wanting to down size so at least they are not in competition selling to the same people.
We have no idea how slow the market is but would like to hear your opinion
