Just thought that I would give you an update.......

Go to see solicitor tomorrow to finish off the paperwork to buy first house......

First house then goes on Market on Monday at 12pm with new Realtor who so far seems really really good, an onlder lady who is totally cool, says it how it is and oh, incidentally says that we should be asking 10k more for it than the realtor who orginally sold it, and our realtor that bought it says.......She has been in the market place for 14years and is confident it will sell for near the asking price.

So went to see a house with her thats on the same side of town but a different school. Really like the house - but worried about the after school programme as places in the city are really limited and I have to have the boy sorted.....

So place available and explained to programme that we are in between two houses so girl said she will keep a place on BOTH@!!!! for two weeks for us until we know what's happening! How nice of her was that?????

So - the next week is make or break. Get the container delivered Tuesday so will stage the house and then have open house next weekend on Sat and Sun afternoon.;)


And as much as I like Radio 2 no that wasn't me and yes, I have been in a bit of a MUGGLE!!!

Mrs Miggins - just wanted to say that when we moved to Red Deer we bought a house that we thought would be OK, we weren't too hot on it, it was over budget (by a lot), but it was available to buy. The housing market is so hot here that once a for sale sign is on the place is sold. We stayed in the house for a bit, not liking it (miles too big and new) and sort of looking for something better, after 6 months we thought 'oh well we aren't going to find anything now the prices have gone through the roof'. We even put an offer on something out of town and then withdrew it (ours was a counter offer and there were no hard feelings - we would have gone on if necessary). A little while later after deciding not to move our original Realtor found our perfect house. We offered on it before it hit the market, we got it for our original budget and had an offer on our by the next day for stacks more than we paid for it.

So very best of luck selling your lemon and I hope you find your perfect home soon.

Thanks for that Piff Poff! When we are up in Red Deer next I will give you a shout - the aul fella works for a company that is based there, but obviously works away.....

I suppose the thing I would pass on to people coming here from having had this hic-up, is that if you really loved your home in the UK (which I did) you have to get your head in place that's ready to accept that it's very likely that you won't get someting here that ticks all the same boxes.... it may tick different boxes that are way better in some ways, but not all the boxes that you would normally expect. I suppose for me it was a big eye opener in just how different a culture it is here, in both houses, property law, (which being serial fix and flippers in the UK I was confident in) and of course how people do business.

There were definitely some questions over our first realtor and his professional standards, and it really woke me up to the fact that people can be arseholes wherever you go.....and if I had trusted my instincts more it would never have gone this far. I suppose what I am saying, is just because it's a different system, different culture that we have to fit in to, don't for one minute dismiss the intuition and life skills that you have gained in the UK, because all of them are still worth a lot here. And bad apples can be spotted and avoided wherever you go, don't undermine your own life experience just because everything else is new. If you feel like you are being pressured buy for time and take stock, don't just feel that you are the "div" and new to all this because sellers apply a pressure for urgency to get a decision and commitment out of you. That way you don't go anywhere else.

So trust your instincts they work wherever you go.;)

And don't let your husband buy a house on his own lol!!!!!:lol:

Some friends of ours in the UK had a similar situation. He saw the house, bought the house etc before she saw it. Got it way under the asking. She hated it, although a nice cul de sac the street to get to it was not nice, could not go to the park 'cause local louts monopolised it, wonky floors, railway cutting in the back yard, now they live in another country and we last heard that they still hadn't sold the house for the right money.....probably because of the area etc.

So Hubbies should not buy houses on their own. My Hubby left to his own devices would probably buy a garage with an attached garage and we would live in a motorhome in the corner of the parking lot:eek:

Just like mine.............as long as there was room for the Snap On tool chest.........so what about the family:rofl:

Sorry, I have come to this thread a little late.

This advice is bo&&ocks.

I do this all the time in the Firm that I am in and we are in Alberta - so it should work for you as well.

N.B. The most common clients that want this done are Realtors that see a property "buy" it and then flip it to one of their "clients" for rather large profit !!!
