Default Estate agents gone under what now

Just got back from holiday and found out through another estate agent ours have gone into the ground or wherever estate agents go to die ? this other agent passes on his way home each evening and thought we should know they have been closed for a few days,

I went down to see for myself and no one is there, they are not answering the phone so i have taken down the sign, am i right in assuming that even though i have only heard from a third party they are not operating i am free to go with another agent ????

I have another agent coming tomorrow and another fri so here we go again, one viewer in 16 weeks
so please if anyone has any house selling fairies they aren't using please send some luck our way

Oh CP thats such a shame. Hopefully you had a great holiday though. Sounds like you have no choice but to go with another agent given the situation.

Sending you loads of positive thoughts for getting your house sold and that update letter arriving soon too!

I think you need to confirm that they have closed, catalogue your attempts to contact them, after all you do have a contract with them.....

Try looking on the bright side - a new agent may put more effort into selling your house than the old one did. He could have been preoccupied with keeping the business going and obviously wasn't selling house not just yours. Good luck.

That is so unfair. But I do agree with Purple that you need to do something to protect yourself due to contract you had with them, it could just be a ploy from the competition...
Why not send a recorded delivery letter stating that because there seems to be nobody in the "shop" if you have heard nothing in 7 days you will be deeming that they are no longer representing your interests and you will be instructing a new agent...

OK, I don't normally post on the Canada forums (live in New Jersey & Singapore) but I clicked on 'Today's Posts and spotted your thread) but here's an idea:

I have been laughing today over the strange phenomenon of burying a statue of St. Joseph in the garden if one is trying to sell a house (a Jewish woman in my district has done so.....I've put up a longer thread about it in the 'Moving Back to the UK' forum for 'Over 50s and 50s Moving....' page 98 and post #1469 - it's a popular thread...).

Now I'm not RC and not superstitious, but it seems that quite a lot of people believe it works for them...in the US even realtors give them out to their clients who are selling. You might want to have a giggle and try it yourself.....!

will do that, i don't think its a ploy as there were other people trying to get in as well, there was talk that they had not been payed for a few months ( they do rentals as well ) I went into the estate agents opposite and they had already taken several from our agents books over the past few days,

Funny thing is the agent called us in the states when we where on holiday only with the time difference it was the early hours there just to see if i wanted an update on our house ( but had nothing to report ) ????? i told him to bugger off

Thats makes no sense, when people 6 months in front of you are getting their updates but I guess there is some logic to it somewhere! Really hope it comes soon

Yes i know its very frustrating esp when we could probably get PR quicker even now by applying under the new system It seems as they quoted on the AOR 42-48 months wait they are well within there time ?

Think if we can sell the house we will just go over and get hubby a job and not wait for PR now where did i put that St. Joseph ?

Well had the new Estate agent here today seems they spoke to someone from the other agents ( wanted a job ) and its officially going into receivership tomorrow, so at least we know now, on the up side they have agreed to do it for 1% as they really want the house woohoo seeing another one tomorrow so we will see what happens,

House has never been so clean

Oh and lots of snow today meant i didn't need to bother with the garden

The same thing happended to us before we left the UK the estate agent we were with went under. It actually worked to our advantage because another agent in town wrote to us a week later and offered their servicese at half the normal percentages so it worked really well for us. There will probably have lots of estate agents at your door now trying to get you to use them...remember to negotiate - believe me it works!
