RM800mil GDV for Ewein’s project in Penang


The first property project on land alienated in relation to Penang’s massive highway and traffic mitigation venture will have a gross development value of RM800mil.

Ewein Bhd and Consortium Zenith BUCG Sdn Bhd will undertake the mixed development project on 3.67 acres in Bandar Tanjong Pinang.

In a filing with Bursa Malaysia yesterday, Ewein said that it was expected to start in the second half of this year.

Yesterday, the Penang Island City Council approved the building plans for the development on the parcel of land alienated to Ewein Zenith, a 60:40 joint venture between Ewein and Consortium Zenith.

The parcel forms part of the 110 acres of freehold land to be alienated by the Penang government to Consortium Zenith or its nominees as partial payment for construction works on the RM6.3bil mega project which includes a 6.5km undersea tunnel. Consortium Zenith is also allowed to collect toll for the undersea tunnel for 30 years.

Ewein did not reveal the specifics of the proposed development in its announcement yesterday, but it did mention broadly in a circular to shareholders dated June 12, 2014, that the development would be a combination of residential and commercial units.

The circular to shareholders named the consortium’s shareholders as Datuk Zarul Ahmad Zulkifli’s Zenith Construction Sdn Bhd with a 99.94% stake, China state-owned Beijing Urban Construction Group (BUCG) (0.02%), niche contractor Juteras Sdn Bhd (0.02%) and Sri Tinggi Sdn Bhd (0.02%). Past press reports had assigned different equity stakes to the consortium members, including a 10% stake each for BUCG, Juteras and Sri Tinggi.

Ewein Bhd, via unit Ewein Land, will pay RM79.8mil to Consortium Zenith for the 3.67-acre land that has been valued at RM133mil (equivalent to 60% of the land value).

This marks the first property development project undertaken by Ewein, whose core business is precision and fabricated sheet metal manufacturing.

On the rationale for the diversification, Ewein said it was to mitigate any risk of dependency in its core business that fell within the electronics industry, “a competitive and rapidly evolving industry.”

The company said its proposed joint venture with Consortium Zenith was expected to result in a diversion of more than 25% of the net assets of the group to the property development business.

According to the circular, the group envisaged that profit would be shared in accordance to the respective shareholding percentages of Ewein Land and Consortium Zenith in Ewein Zenith.

Consortium Zenith was awarded the feasibility studies and detailed design works for Penang’s largest infrastructure project following an agreement inked with the Penang government in October 2013. The project comprises a RM6.3bil integrated road transport and traffic mitigation project comprising a 6.5km undersea tunnel, a 4.2km bypass from Gurney Drive to Tun Dr Lim Chong Eu Expressway, a 4.6km bypass between Tun Dr Lim Chong Eu Expressway and Bandar Baru Air Itam, and a four-lane 12km road from Jalan Tanjung Bungah to Teluk Bahang. - By The Star

Not sure if big condos can be included in "major infrastructure" but I'll include in this topic.

Two big 'uns got approval this week.

City of Dreams.
Think we discussed this over and over on the Other Place some time ago, and wondering if it was someone's imagination, and much discussion as to where exactly this was supposed to be, but..... seems it has now been approved. You can check out this link below which includes a location map.

Looks like it's going to be on the land at the far end of the E&O site. On that nice bit of mangrove swamp I think :sneaky: Hmmmm.....
I hear that some Seri Tg Pinang residents are not too happy about it. I imagine that Marina Bay residents might be a bit miffed too, if it's where I think it is.

T'other one is in Tanjung Bungah. And that got approval today apparently. Not sure it has a name yet but it's by BSG property. A 50 storey condo with 2 towers :scaredhair: and also a 49 storey condo....and.....and.....34 storey low-medium cost apartments. Good grief.

Strange that all this is done in such secrecy - even now it's not at all clear where City of Dreams will be located as the link you have provided, BB, is a couple of years old now. In my view it's certainly better to rent in Penang since the sea view tends to keep disappearing.

Ha yes..one of the advantages of renting for sure.

I'm not totally sure where the site is to be honest....just guessing by looking at the location map. There was some mystery to the City of Dreams previously. I think E&O swapped some land. Maybe others might know?

The govt wants the undersea tunnel. This local developer teamed up with a China company to build the tunnel. But Pg doesn't have the money, so they gave the company some land to build City of Dreams; E&O is to give tht company some part of the reclaimed island and the reclaimed part over at Gurney is for the govt.
There is a L shaped reclaimed piece of land that was given to the govt in Phase 1 of STP, this L shaped piece of land is at the edge where the E&O land ends and bordered by the mangrove. My friends who live in the semiDs near that end of STP are not happy at all, they said City of Dreams will be looking over their fences! They have approached E&O but all complaints fell on deaf ear. Looks like lots of swapping around as means to an end!

PENANG Island City Council (MBPP) will hold discussions with the developer of a high-rise project in Tanjung Bungah to reduce the number of levels of the building.

Mayor Datuk Patahiyah Ismail said even though the MBPP had already approved the housing project, it would still hold talks with the developer’s consultant.

She said this was because many residents in Tanjung Bungah had voiced their concerns about the building’s height.

She added that the council had approved the project as it had fulfilled the building guidelines and requirements.

Patahiyah was commenting on a recent news report in which Tanjung Bungah residents voiced their concerns over the proposed development which was expected to cause traffic congestion in the area.

Desa Embun Emas Apartments Council chairman George Lee had said the residents foresaw an additional 2,000 cars in the vicinity based on an estimation of two cars per household.

Speaking during her monthly press conference with the media in Komtar, Patahiyah said four units under the previous Penang Municipal Council (MPPP), would now have their status upgraded to departments.

The new departments will be the Landscape Department, Heritage Department, Enforcement Department and Solid Waste Management and Public Cleanliness Department.

She explained that the upgrading was needed to cater for the demands that came with the new status of the MBPP.

Patahiyah also said that MBPP had hired an additional 388 staffers for the new departments, bringing the total to 3,964.

MBPP secretary Ang Aing Thye who was also present, said the hiring of extra staff involved an additional expenditure of about RM12
mil annually for their sala-ries.

Patahiyah said the Heritage Department would work closely with the George Town World Heritage Incorporated (GTWHI) to handle heritage-related mat-ters.

“Currently, our Heritage Department is working with the GTWHI to identify heritage buildings out of the core and buffer zones.

“We’re still fine-tuning the list and we expect it to be completed by end of the year,” she added.

Patahiyah also said the council would hold a press conference in Komtar on every second Tuesday of the month, as well as after the full council meeting, which usually falls on the last Friday (subject to changes) of the month.

“We will address issues during the press conferences. The heads of departments will be around to answer questions too,” she said.

I don't think the developers will slow down in acquiring land and building more high rise. At least the residents of Tg Bungah got the attention of the govt to pause for a review of the number of storeys and impact on traffic.

These new highways which really are needed (maybe not the tunnel yet)

Its a pity the old Scott MM2H site went as that had some very good links, & unlike many of the other information it was not outdated.

Of great interest is the north coastal highway through BF to TB, to my knowledge the intended route has never been actually surveyed by any recent company that would be carrying out the work, nor has that survey then been submitted or approved ?

The other day in my letter box was a brochure for "Botany Bay" again overlooking the Andaman Sea (from Penang island?) tracing their location out it seems to be behind the Shamrock beach area, I thought that area was jammed with condos, as the brochure shows a nice place surrounded by lush jungle Mmm, anyway I guess the that developer will have to build his customary few hundred metres of dual carriage.

The new high rise Marin condo going up (well ground work) which is located about 300 metres behind the Shangrila they seem to show the new proposed highway somewhere else ?? ( not a good selling point I guess)

For a smoother drive: Upgrading work has started on Jalan Masjid Negeri between the roundabout in Jalan Tunku Kudin and Jalan Delima.

Attempts to lessen traffic jams will be done with more projects aimed towards improving public transport over the next few years.

Chief Minister Lim Guan Eng said road widening projects and improving public transport would be done at the same time by the Penang Island City Council (MBPP).

“A Request for Proposal (RFP) has been called for the project delivery partner. The relevant projects will be carried out gradually by the end of the year or early 2016,” said Lim at the launch of the upgrading work between Jalan Masjid Negeri and the Jalan Tunku Kudin and Jalan Delima round-about.

The upgrading effort was part of a RM22.6mil project to lessen the traffic jam at several areas within the island.

MBPP mayor Datuk Patahiyah Ismail, who was also present, said the project was to improve the roads and traffic flow.

“Upgrading has been done in Lebuhraya Thean Tek and the Lorong Batu Lanchang intersection, Jalan Air Itam which intersects with Jalan Masjid Negeri, Jalan Scotland, Jalan Gottlieb, part of Jalan Bagan Jermal and Lorong Batu Lanchang.

Looks like the City of Dreams has got the nod of approval. Holy moly, that's going to be an eyesore. Though we are used to eyesores in Tanjung Tokong :nod:

Described as being at the end of Gurney Drive. Well, presumably the other side of the mighty River Fettes.

I've noticed that they are really cracking on with the outer ring road link from Jalan Seri Tg Pinang (the road that goes past Island Plaza on way to Straits Quay). Presumably to make access for all this building.

I think the Penang high-end condo bubble will burst long before this development gets completed. Penang is not a financial centre like Hong Kong or Singapore.

Perhaps they've not noticed there’s a huge over-supply already. Or China’s meltdown, property downturn, manufacturing overcapacity, high levels of local government debt, and growth at a 24-year low, and the effect this will have on Malaysia.

With the collapse in the oil price the timing does not look good. I just hope the government made sure that the finance is in place to complete this project and that it is not reliant on sales.

Errk.....imagine a rare power-cut. They don't happen too often in Penang but not totally unheard of. All those stairs to climb up.

Or a little shakey shakey tremor from Sumatra. Had one of those a couple of years ago and, can tell you, was really swaying at 20+ floors up.

Cracking on is not exactly the phrase I would use, it seems more snail's pace to me. They are tacking on a few more villas at the end of Straits Quay at the moment but it's possible to work out now where the City of Dreams will be sited, pretty much perpendicular to the new ring road. From Marina Bay the view will be end-on as the buildings are narrow and in-line but from Island Plaza direction the two buildings will be side-by-side and will block out most of the view towards Gurney.

The real losers are the villas to the south of Straits Quay (Denai Endau) who will have a 40 storey building looming over them!

Just to add that it looks like they plan to start the City of Dreams pretty soon now - a large platform of concrete clocks presumably presages a mega-crane being installed - Oh Joy!

Also gone are the two open parking lots at each end of Straits Quay. Looks like a road is running between the fenced off parking lot and the row of Terrace By the Sea.
The whole of SQ looks cramped and with more high density condominiums planned for the land opposite Tesco this area will be very congested.

Land reclamation along the 2km Gurney Drive waterfront will start end of this year. There will be parks and recreational areas along it with condominiums mostly concentrate at the other end near Eden seafood.

PETALING JAYA: Eastern & Oriental Bhd (E&O) has awarded China Communications Construction Co Ltd a land reclamation contract worth RM2.32 billion for Seri Tanjung Pinang Phase 2 in Penang.

The letter of award (LOA) issued to China Communications Construction’s local unit, Communications Construction Co (M) Sdn Bhd yesterday is an acceptance of the tender to reclaim Phase 2A of Seri Tanjung Pinang Phase 2, an area of about 384 acres, inclusive of the 131 acres of Gurney Drive’s foreshore (Package 1), for RM1.035 billion.

The reclamation works are expected to be completed in 30 months’ time.

“The LOA also includes the conditional award for the proposed land reclamation works for the remainder of Seri Tanjung Pinang Phase 2, made up of Phase 2B and Phase 2C covering an area of approximately 507 acres (Package 2),” said E&O.

Package 2 is worth about RM1.285 billion.

No worries, most of the time the haze blocks out the view anyway. If you want a view, go to the cinema ;)

No you still get sea views but maybe not all the way round in the future :sneaky: Brezza would still get sea view though might depend which way you look out I guess. I'm not too sure of orientation at Marina Bay. Again, probably sea view on some sides I suspect. You'd have to go and view and work it out. Or ask a good property agent.

I mentioned that as we had a good property agent when we put dosh down on a condo unit in Tg Tokong some 6 years ago (before we moved here).

She pointed out exactly where all the new condos would be sprouting up and...therefore....which was the better of the units in terms of sea view, noise, sun. 6 years on and she has been correct so far. Just saying :sneaky:

@bb: thank you for your comments. If it is the agent you referred to me: she did not respond to my inquiry. I am in contact with others. Let's test them and see what they say about these new developments.

My missus used to work as a Prop Agent down yur.

She was the only good one I've known - ok a couple of her mates were good as well.

But she did tell me some stories about what she'd heard happening.

We found a couple of good 'uns in Singapore, and many bad ones :( It's the same everywhere, isn't it.

I seem to be good at attracting bad lawyers everywhere but......totally off topic.
