Renting a house
Hi,
I've been dong a few test searches for rental houses in Perth and Adelaide,
all suburbs and inner city locations. The searches only turn up a handful of
properties (domain.com.au, realestate.com.au and property.com.au) in each
city, very wildly spread, maximum one or two in each suburb.
This makes me wonder if it's difficult to find a house to rent in Australia
these days? Or are there many more properties available than advertised on
the internet?

Hi
Dont know if this is of any use but when doing some research, amongst other things came across www.pomsinperth.com which as well as being a forum (I think the people who put up the website) rent properties also has more info on Perth and have people writing in about experiences - seems they have also organised get togethers for expats at Kings Park and plan more

There is a glut rather than a shortage of rental property in many
parts of Sydney at the moment.

Hi Magnus,
Yes, I find those sites don't have too many rentals for W.A.
Try the West Australian newspaper site: http://www.thewest.com.au/
Go to "Real Estate" under "Classifieds" (top left of page), and then click
on "To Let" under "Rentals". Should be lots there. A real estate agent
friend said rentals are plenty these days, and slightly lower than 6 months
ago.
Also, when you're in Perth, if you go to a real estate office, they have
"rental sheets" of properties they manage. Sometimes they're advertised in
the paper, sometimes not.

Rental properties go so quickly that they probably don't have time to put them on the net.
Here in Adelaide there is a huge section in the Saturday paper, and all the local free papers have rentals in on Wednesdays.
I hear the market to get a rental is ferocious these days. You have to be quick.

I agree with WizzyWozza. Estate agents invest more time in putting
properties for sale onto websites than rentals, as rentals move too quickly.
Even with properties for sale, the best ones will sell straight away and
won't even go onto a website.
We are in the process of renting an apartment in Brisbane (Manly). The
application form and documents have been faxed over - we're just waiting on
approval.
From our experience, (we do not have jobs lined up yet), make sure you have
a lot of documents ready to send agents there. For us, we have needed to
provide two rental references (obligatory) or letter from morgage company
verifying us as regular payers, photocopies of passports and drivers
licences, pay slip to verify former income (we have already given up our
jobs as we move in 4 weeks) and current bank statement to show we can
actually pay the rent and bond without having a job.
Ideally they also want copies of recent utility bills and a copy of our car
registration document (neither of which we can show).
