What are the requirements to rent a flat in Australia (Vic)?

Do you need to hold a TR or PR visa?

Thanks to anyone who can clarify this one for me.

We rented a flat for 5 months on a working holiday visa, but our residence status
didn't come into the equation. As long as we put up the bond and paid the rent on
time, there wasn't any problems.

We met several backpackers who rented all over in Aus and also found it to be the
same.

More recently we contacted some agents who deal in renting properties in Melbourne
and they stipulated a bond, references if possible and payment of rent through a bank
account. All of these you can satisfy whilst on a holiday visa.
