I belive you can buy a new build house which nobody has lived in, or you can apply for permission to buy a used one.

I guess your anxious about this big move but I would NEVER by a house without seeing it.what looks good on the internet might not be so great when you get there.
What about suburbs how would you know youve chosen wisely??

Im on a 457 visa and weve been advised to wait for our residency, which is only a couple of months away now. Without residency you need to put down a hugh deposit, you dont get 1st home buyers grant and will still have to pay stamp duty if under $500k,

thanks, so do you think it would be best to rent for all the years before we are permanent residents? also in rented houses, would we be allowed to do simple thigs like installing a cat flap for our cat and to have tv and internet installed for our kids? and will we obviuosly be allowed to ship over our belongings from our house in the uk? like desks, sofas tvs etc thanks for you help

I would imagin it would be exactly the same as a rental in the UK. Ask before you move in and get permission in writing.

I also have a rather unrealistic budget when choosing 'my' house on those sites. LOL
