Rental laws vary widely from province to province. Ontario does not require
a damage deposit, typically first and last month's rent. Other provinces
landlords may collect damage deposits and keep it in their own bank. It is
rare for a tenant to get the damage deposit back...even when there is no
damage. Other provinces have a third party government agency hold the
damage deposit.

It is illegal in Ontario for landlords to request a "damage deposit".
They may only request first month's rent and a last month's rent
deposit.
