Default "unencumbered"

Working through the entire thread of yesterday's on "proof of funds",
there was no mention of credit card debts. Could an expert shed some
light on what "unencumbered by debt" means? Does it include bank
balance available minus outstanding credit card debts as seen in one's
credit report?

To prove "unencumbered by debt" does one have to include in addition
to a bank statement, a copy of one's credit report? Or, is an official
statement from my bank giving balance, and attesting that the funds
are mine, and are readily available for withdrawal be sufficient?

Funds must be yours, not just borrowed for the purpose of presenting that
you have them. Bank cannot really testify that funds are yours, bank can
only state that funds are on your account. This is why visa posts often
require 6 or even 12 months bank statements showing that you had money
earlier and that such didn't just landed on your account shortly before
providing proof of funds.

Thanks for replying to my post. My question is, FOR NOW, that is,
at the time of submitting my application, what is the minimum
accpetable
document that I need to submit?

(a) A bank statement to the effect that my average balance for the
past 12 months is over 10K CAN dollars.

(b) A bank statement to above effect, plus notarized photocopies of
the past
12 months' bank balance.

(c) A bank statement, and a copy of my credit report.

So, my basic question is: is bank statement sufficient at
the time of application, or must one prove unencumberment of funds by
showing a credit report? I look forward to your answering this, and
thanks in anticipation.
