Foreigners can now buy land up to one hectare, over this there are regulations that basically restrict ownership to farmers.
A bank account is not necessary to purchase though would be useful for paying utilities and the only document required will be your passport. Further documentation might be useful but not necessary.
Purchase tax is 4%

We are new members and we are looking at buying a property in Hungary this summer. It does seem to be a bit of a minefield - different people saying don't trust them trust me etc. Who do we believe - Can anyone who has bought give us some recommendations please. We want to buy somewhere as a holiday home and maybe to let to friends and family not as a business.
There are a few things about the Hungarian property market that I think it is worth saying some of which is mentioned in Pollypaprika's post - 6 Things You Should Know Before Buying in Rural Hungary. | The Daily Hungary,
The Hungarian property market, unlike the UK, is in a position of over supply, due to IMO years of falling population and bias in the financial market. It is not unusual to have houses on the market for 10 years or more. My son has just bought his first house in a village, walking distance to Lake Velence, 15 mins commute from Székesfehérvár, a regional centre city, The house he bought had been empty for 10 years, most of the houses he viewed were empty.
Houses here should be bought to live in, not as an investment. Reselling can take years and money spent on renovation may not come back.
Unlike the UK house plots for new build are easy to to buy, but again unlike the UK it will be much cheaper to buy a second hand house than build new for your self.
Hungarian estate agents are not constrained by the consumer protection laws that abound in the UK so it is very much a case of 'buyer beware'. It doesn't matter how helpful the estate agent appears never forget they are first working for their profit line, then second the seller and the buyer is the cash cow!
Depending upon the area many older houses will be built of adobe type mud brick. Personally I would not recommend such a build to anyone who does not know how to manage this type of construction. Incorrect renovation / repairs can spell disaster for this build and you can not rely on the 'local builder' to do thing properly if the owner is not there to stop concrete or other unsuitable materials being used.
Always compare prices between agents and in local papers. You can also find houses by driving around your chosen area looking for home made 'elado' (for sale) signs hung on fences or gates. Estate agents don't typically put 'for sale' signs as in the UK.
Choose your area, then spend lots of time looking. IMO a 2 week holiday is nowhere near long enough to find the right place. - and have a Hungarian speaker with you, who will preferably make the first contact and establish the price.

Very good points that you make.
When walking our dog through the village (less than 10 km from Keszthely and Hévíz) I often joke that Mr Eladó must be the richest man in Hungary ...
At least 10% of the houses are empty and have that sign, another 10% I'm not so sure about ...
And that link to the Daily.Hu is also worth reading and considering!
I know a few people who gave up their homes here when they got older and couldn't manage them any more - an additional problem is that the family, especially the young ones are often not interested.
We are in the lucky position that from here it's only around 800 km to Stuttgart and only 600 to Munich - so for my friends and family it's just a day's travelling by car.
But if your friends and family live in GB and you are here far away from the next airport, how often will they come to visit you? You might feel lonely after a time ...

what you write is all correct.. But the actual buying procedure is very simple with no other bodies or organisations holding monies prior to completion like in the UK and so not in anyones favour to apply delaying tactics as in the UK to gain more interest on the monies held by estate agents, solicitors and such.
So easy here and cash sales completed within the week.
Yes lots to consider in build quality and type. Same in the UK too.
However the building medium you talk of...mud brick / Valyog is a very very good medium if the house is built on a stone footings and with damp course. The thick wals retain heat when the rooms are heated and in the summer the indoor temp is a steady 16 to 18 deg.
If one buys a valyog house without damp proof course, as long as its on strong stable footings dont be afraid to buy as a DP can be fitted...as I did. All signs of damp gone and never returned. incidently we knew of the damp issues knowing they could be sorted. Cost was £500 sterling for the whole house of 260 sq mt.
So easy here and cash sales completed within the week.

I prefer the private adds. However did look at many estate agents and only a very small % replied ?. and the internal photos were of a lamp or a tv and not of the room...also photos internally and no external at all ?. hello!!! lol I have a car for sale but only showing bad internal photos, are you interested. LOL!.

But please note it can still vary from councils for eg we in this village do NOT pay rates and some neighbouring ones do.

BUT simlpy ask your solicitor you are dealing with, he or she will know exactly as they do it every day. My solicitor only charged me 1% fee.others I know have paid 2.5% ?.
