I would very much like to talk to you we were there in January and again in April 06 the houses had come on considerably well in April 06 from in January 06 Rabindra is the archetect and he said he'd pulled back some time on them

For anyone interested there is a peice in GOAVOICE today a news paper I subscribe to saying that the Goa youth have took a partition to goverment protesting about foreigners buying property in Goa protesting for the laws to change so to stop foreigners buying

It depends on what you are looking for the north is a bit like costa del Sol but nice
the south is quieter the beachs are gorgeous
we have bought in the south
We bought through Keith Morling he made the whole process easy really he has some 3-4 beds on his web site at the moment http://www.goawayhomes.co.uk
It may pay you to visit first to check out where in Goa you prefere

Nice to see some other people who are buying in Danika Residency Phase II. We are buying number 8. We were last there in November 2005. We set up our company and everything seemed to go ok. We are going back in October for 6 months. We would love to hear from our neighbours who have seen the complex recently. We can't seem to get a completion date from Micon, can anybody help? My wife and I have been considering moving to Goa for a while now, but never given it much of a chance as we were a bit aprehensive about starting a business. I noticed you have done just that,and wondered if you have any hints and tips, and if there are any pitfalls you should look out for. Also, is it true that you can apply for a 2 year visa if you start a business? Any info much appreciated. Had enough of the rat race!!

We are Roy and Pat at No. 2, and I have been getting a group of Danika neighbours together. If you send me a PRIVATE MESSAGE on this forum with your email address and telephone no., I will keep you updated with the current news and there is a lot going on at the moment.
Re completion dates - I gather that Micon are clawing back some of the delay but it will depend on the monsoons. The latest I have (may) is that internal walls are up and stairways cast, but Micon are excellent builders but dreadful at replying to emails. Looking forward to hearing from you.

Hi Steve and June Im Karen and my husband is Cliff we are at number 25 Danika on phase 2 we have been told completion June 2007 but When we visited in April this year they had come along way from when we were there in January Pat and Roy on this furum are trying to get a sort of residents group going by way of e-mail etc if you leave them or myself a PRIVATE MESSAGE leave your e-mail or telephone number I would love to chat with you

Steve and I set up a company last year in order to buy a house out there. There is a bit of a Catch 22 situation about residency at the moment. To get a residency visa you have to stay there for 182 days but, of course, the tourist visa only lasts 180. However, if you have a business there you can get a two year visa and once you've been there the required 182 days you can apply for a residency visa.

So there is a way round it, if a bit long winded, but hopefully the Indian government will start to relax the rules, especially as they are keen to encourage foreign investment.

We have had a few sleepless nights since signing up for our house but so far there haven't been any nightmares. The worst problem we've had is trying to get information out of the builders, particularly about a completion date, but apart from that everything seems to be going to plan.

We found a good solicitor whom we are willing to recommend if you decide to go ahead. He helped us to to set up our company and a bank account and it all went very smoothly. The cost was £300 - which seems to be a standard fee as a few other people have told us that they paid the same.

We too want to get away from the rat race here in Britain and try to start a new life together. Hope this helps you make a decision. Good luck!

I visited Goa on the 20th of June or so. Did not have much time for house hunting. So this time, I plan to visit the place and spend a week or so looking around, before shortlisting something I'd like.

Personally, I would prefer something that's close to the beach, and am open to either a Studio or a 2-3BHK apartment. When not living in it, I'd be pleased if one could get good rentals.

Anyways, so I'm looking to take a trip sometime 2nd-3rd week of September.
If any of you need any help/advice or would like me to find something for you in Goa, feel free to pm/email me. I'll do my best to help...

Just a piece of advice...

Not more than 30 days ago, I went to Dubai and bought myself a Studio there, that I had decided upon just from Internet research and emailing some agents online. Since I did some real thorough research (Internet services being my primary business) I got a good deal for the Studio compared to what most quoted....

However, on reaching Dubai for the actual transfer, I did notice a couple of cheaper deals on even higher floors. Sheesh, I felt so let down by myself, but recovered quick enough, because there's not too much time to regret now : )
Note though, that even "in" Dubai all the ads. etc.. had rates higher that what I paid for. It's just that there were these 2 offers that were priced lower.

Lesson learnt is, that if you're 'too' worried on how much you are paying, then either take a trip yourself to Goa once you have shortlisted some property/properties OR inquire in the local market if you can get some better deals...

Hey there,

Well no, I cannot at this time recommend any online sites for an impartial search on properties in Goa. For Dubai, I did not have to travel to pay, but for the prpoerty transfer I did go there to sign in person (which could also be done by a Power of Attorney)....

We moved to Goa to retire in Sept 2005, after visiting for 10 years on holiday, We went in person to the Birmingham Embassy with our Sale Agreement and NRI bank statements, and got a 1 yearX. We came over to Goa, reported to the FRO and got our residence paper, which then entitled us to get our Pan Cards, Indian driving licence, residential bank account, and also to put in our 183 days as needed to buy legally before 1st April 2006. We went back to England for my husbands mums birthday in July2006, and while we were there renew our visa's. We arrived at the London Embassy with all the documents I have mentioned and more, to be told we can't have an x visa, only tourist. We got a 2 year tourist visa which means we have to leave India, we class as home every 180 days. Which means we can't buy our home, in fact we can't do anything. What we want to know is why, and is there anybody out there in the same position, and also is there anything we can do about it. Thankyou for taking the time to read this, and please reply. Bye the way no one has come up with any answers, Not our goverment and not theirs. Come on you British we can do better than this. We have fought in two world wars, and I think there is a war against us Brits in India. The only thing I want after working for 42 years is to have a nice peaceful life in a great enviroment. And that is Goa, I don't want to work, I have done that. Lets get this solution sorted. This is our lifes they are playing about with.

Hello, My friend and i are looking to visit Goa for a month and are looking for accomodation preferably beachfront with some views and somewhere to sit out for a month from mid January to Mid febuary = we can be flexible on dates, does anyone have any accomodation = we need seperate bedrooms with preferably aircon. If anyone had details and prices even a guide what we should be payiong would be great. By the way were in our late 40's/50's so not wanting to rave all night = Well may try i once! LOL :rolleyes:

Does anyone advise just getting there then looking for accomodation? If so wheres best to go.

Also any ideas on getting there? We live in Turkey at the moment and could get to Istanbul Airport.

Goa is for expats on holiday or retiring, you must remember you can only earn
at there income level which is lower than ours because of there cost of living, Brits can afford to retire there with a pension, and live comfortable,From the info i have read in independent mags, :beer: .

To buy an apartment legally in Goa you have to own a business (Legal Business). Your money then transfers through thr RBI ( Reserve Bank of India), so they know where your money has come from. Then you can take out of the country what you have put in, not the profit. Wen

my friend just watch ... there are a lot of laws change in goa /india for expats buying land or apartment ... remember you do need to have the 182 day residency to buy any thing legally .... there are lawyer who do try to it the other way round by asking you to set up business in goa ect .... take time to decide and try to go to atleast 3 lawyer before making any judgement .....

So there is a way round it, if a bit long winded, but hopefully the Indian government will start to relax the rules, especially as they are keen to encourage foreign investment.

We have had a few sleepless nights since signing up for our house but so far there haven't been any nightmares. The worst problem we've had is trying to get information out of the builders, particularly about a completion date, but apart from that everything seems to be going to plan.

We found a good solicitor whom we are willing to recommend if you decide to go ahead. He helped us to to set up our company and a bank account and it all went very smoothly. The cost was £300 - which seems to be a standard fee as a few other people have told us that they paid the same.

We too want to get away from the rat race here in Britain and try to start a new life together. Hope this helps you make a decision. Good luck!

hi june and steve my name is linda my husbands name is mick we have a property in apora and we have to do the six months for our residncy as we both work at the moment we are looking to find a good solicitor to may be set up a buisness as you have done to it would be good if you could give us some more imformation as we are going to do three weeks in april and if we can six months from july as we also want to experience some of the monsoon we are travelling to goa november 06 for two weeks to buy the basic furniture for when we return april 07 any would appreciate any info linda and mick

there are plenty of shop in panaji like.... living room, grandis and guatier ..dont try to go for the option of a local carpenter as this in my expereance add to the price ... the above ready made furniture is as good .

hi rayden thankyou for your reply we have made a note of the shops you mentioned we will be visiting goa in november so will be looking for furniture we have apartment in apora that was completed xmas 05 we bought from acron the complex is villa nina excllent finish

that is a good buy specialy any acron project ... reputed builder with quaility contruction .....

I had exactly the same problem... Two years ago I "purchased" (i.e. signed "long-term" rent agreement) condo in Goa. Then in December 2006 I applied for long-term (5 years) Indian visa in NYC, US... I provided all neccessary documents proving that I have property in India... After long discussions and arguments they finally issued 1 year visa... Their main argument was that foriegns can not buy or invest in property in India and therefore they don't see any reasons to give me 5 years visa...
