Cool Buying property in Goa

Hope to buy somewhere in Southern Goa and have contacted Chris Gregory & Co. Has anyone had any sucessful dealing with Chris or any useful information that would help please ? Am looking in the Colva/Benaulim area.

Hi Paul,
I suggest you take a couple of hours to read through the thread 'Goa Buyer Beware' before you do anything regarding property in Goa. Start at the beginning and watch the stories unfold.

Hi PaulH,

Assuming you are a FN, you are either winding us up or you cant read.

I suggest you read all of this site plus india mike and then make a contribution to your favourite charity to celebrate your narrow escape.

Hi Douglas M, sorry didnt mean to wind anyone up, just had a very enjoyable holiday in southern Goa and am looking for somewhere to retire, anyway appreciate your reply thanks.

Hi PaulH,

Thanks for your speeedy response, we presume you are a FN and you have passed the first hurdle.

Essentially, you cannot retire in india if you are a FN (as i have found out) but try malaysia or philppines where you can, if you fit their conduct and capital adequacy requirements. Stay in touch on the site anyway.

Thanks for the advice, just found Goa to be am amazing place, shame it seems so difficult to buy there, guess its a bit of a hotspot for property at the moment.

Hi PaulH,

The indian govt certainly could have handled things differently and permitted a controlled influx of FN retirees. For various reasons they didnt , in addition they previously sent out conflicting and changing signals to FN investors, resulting in the current debacle.

There is massive demand for property there, mostly domestic, pio and nri and from some FNs due to its low cost and exotic location.

I am currently living in malaysia, they have a scheme called malaysia second home for FN retirees and they particularly like the british. The climate is similar to goa, worth a look.

Hi Douglas, Thanks for your input, have spent quite a lot of time in Malaysia myself, worked for Proton in KL, great place, really worth a thourght thanks.

hi,i have just read your short message about buying property from chris gregory & co......firstly i have just been in contact with them and have had a few brochures sent through,all seems very well until i decided to give them a call and ask a few questions etc etc,the chap on the end of the phone got very shirty with me,i can only presume that i have touched a raw nerve with the questions i was asking him,basically i asked whether or not i own the freehold/leasehold outright,he informed me that i would need to set up a pvt ltd company and that i would be the director and the company would own the property,in theory im the company,anyway as i further questioned him he basically told me that if i had doubts about investing my cash with him then i should go elsewhere and buy !!! now im not a stupid person by any stretch of the imagination,but if you wanted to invest £80,000 with me i would be bending over backwards to make you feel as comfortable as possible answering any queries or concerns you may have so that you will invest with me,anyway after the phone call on the 21st august i decided to do some more research and ended up on this site,before you plough your cash into indian property take a look at the acron homes thread, i read the whole 45 pages last nite and i can honestly tell you now that for the time being i will not be investing 1 penny of my money in india,basically you will never own the leasehold freehold to your property outright,no matter what chris gregory tells you he is only out to line his own pocket,i was very close to buying through him but would not invest a single penny with any property developer in india,its a shame really as i have been travelling to india for 15 years and absolutely love goa,we had all sorts of plans to buy a house there and spend 6 months here and 6 months there,but im pretty sure that the visa situation is going to change,,,tourism has exploded in goa in the last 5 to 10 years and im not sure if the authorities know how to properly deal with this,only time will tell,anyway make sure you read the acron homes thread thoroughly and let me know what you think

Hi,

We have bought and got our deeds registered but are being investigate by Department of enforcement, we bought from Regal Builders Candolim.
It is too late for us.

Hi Renegade,
Thanks for your responce and advice, I had a similar conversation with Chris and for the time being, have come to the same conclusions as you, but still dont really want to give up on Goa, is such a great place, guess its a case of just waiting it out, anyway thanks again for your homework, the advice you and Douglas give seems very sound.

hello paulh,well im glad to hear you havent ploughed any cash into buying a property in india,basically do not let your great holiday you had in goa determine whether or not you want to buy a property there,i have had 50 amazing holidays all over india including goa and still i wont plough any money into some dodgy property deal,as much as i would love to own a property there i think for the time being its a case of renting for 6 months rather than purchasing a 5 year lease and not even knowing whats going to happen when the 5 year period is up,also if in the 5 year period the property developer or builder or whoever it is owns the lease/freehold goes belly up what then happens to your property???? its a very risky situation to get into,,also i spoke to a friend today who also wants to own property in goa and i told him about what i had read on this site and he was telling me about a holiday programme a few years back which had 2 couples looking to purchase property in goa,the 2 couples had been visiting goa for years,basically it ended up the only way they could get a property was to get indian friends whom they had known for years in goa to buy the property for them and have it registered with them,,obviously they had known these goans for years and trusted them enough to let them sort it out,another quick point to add,,, israeli nationals are now only allowed a 2 month visa and cannot return until after 1 year,now this might be down to some security issue im not sure,but it just shows that indian immigration will if necessary change laws etc with regards to different nationalities,,lets hope they do the right thing::
