Long Term House Rental
Hello,
Could anyone offer information on long term property rental in France - or direct me to any old postings on the subject.
Husband & I are looking at selling up in UK but unsure of purchasing straight away. Not looking for holiday rentals - but something long term, rural/semi-rural/village location inland France with moderate weather.
Have looked on web - but only seem to come up with shorter holiday rentals in typical tourist spots!

Most long term lets in france are for a minimum of a year and are unfurnished - you also get into 2 form of Council tax, gas/electricity/TV licence etc etc
We did what you are intending to do just over 3 years ago - Sold up in UK and rented a furnished holiday flat (out of season) by the month to get a better rate and looked round for a property - the town advice centres all have lists of rental property available and it is a deal that is easy to get out of quickly when you find the perfect place to buy...

the situation is like this :
Most French people looking for long term rentals go for unfurnished because the law is heavily centred on the tenant.
Furnished leases
The lease is agreed by the parties and usually has a 1 month requirement of renewal by the tenant.
Unfurnished leases
Unfurnished leases are controlled by the state and are for 3,6,9 years.
Any changes can only normally take place at these 3yr break points.
Provided the tenant is paying the rent renewal is normally automatic over the 9 years (as it is for 12 yrs +).
The owner can only regain posession if :
1) he can prove he needs to live in it,
2) he gives 2 months notice of any change,
3)he sells the property and the tenant doesn't wish to buy it,
4) the tenant doesn't pay the rent
5) the tenant is damaging the property
The tenant can quit at any time by giving 2 months notice.
Most long term property is conducted locally via newspapers and French property magazines. Some are available on the internet (see above). In some areas there are local estate agents who specialise in rented property.
Because the law favours the tenant, you should be aware that owners are looking very closely at the tenants history and income.

The house is available again from the 15th May. I have someone interested for 3 months from end June, but I would rather rent it out sooner. I can't send pics yet, as I'm working 3 hours south of the house and don't have the piccies. can send some within a week. What I can say, is that it is a modern, airy, 3 bedroomed house. No stairs. Large, very pleasant, open-plan kitchen/dining/living area. Garage (more for storage than cars). Electric heating which is extremely effective, although you wouldn't need it now until late October, as the weather really is good there. Lovely, unspoilt area, and if my job wasn't elsewhere, we would live there straight away.

Thanks for replying. The house sounds perfect but it would be great to see some pictures when convenient. In the meantime perhaps you can answer a few questions here:-
Is the house detached?
How far is it to the shops?
Does it have a swimming pool or is there one nearby?
How long would the house be available to rent?

The house is detached. The nearest house is about 100m away. There are 4 houses in the hamlet. The nearest shops are 6km in Sauzet (bakers, general store, post office, café). Montcuq is 8km (or 5 miles) on a good road, and has most essential shops as well as a bank, school, crêche, cafés and a goos Sunday market. Cahors is 16km away, and is the regional centre for everything. Nice town and great markets, also Carrefour and Leclerc supermarkets.
We don't have a pool unfortunately, but there is one in Montcuq I think, and there is also a "Base de Loisirs" which is a big man-made lake with beaches which is quite nice. A lot of people buy these big inflatable things which only cost around £150 and are surprisingly good.
I will try and send some pictures today or over the weekend.

PS: The house is available for as long as you like. We don't want to sell it and my job is near Montpellier, so the longer the better really.

Sorry to be so long, but the only pics I've got are from when the house was just finished, and we've done some landscaping and put down lots of stone chippings since then. Can you send me an e-mail address as I can't seem to be able to attach the pics on this site. Also, could you let me know when you waould want the house IF you are interested, and for how long.
