HADOPI is who you need to be afraid of http://www.hadopi.fr and as has been said the subscriber is both responsible and liable for any and all activity which takes palce on their internet connection regardless of who the actual offender is or was.
Clauses in rental contracts will have no legal standing whatsoever. Even if you provided an entirely independant internet connection for a Gite and kept a detailed record of who was staying there and when etc. etc. ultimately you would still responsibility for everything which went on over it as you are the account holder.
It's a difficult problem as guests these days expect internet access and you could seriously hamper your marketability by not having it available.
If it were me I think I would probably set up a PC as a proxy with strict filtering and make that available via WiFi but severely restrict the speed and put a time out on it too. 512kb and an hour or so is more than adequate for casual surfing and email but at that sort of speed and with an hour cutoff it would automatically limit it's use for downloading illicit material.
I did not know of Noodo and it sounds like a possible solution. Fake email addresses are easy though.
