Offers had to be in today by 12.00pm
2 offers were given today
1 - 10K below asking price - procedable
2 - 7.5K above asking price - procedable
and maybe another offer tomorrow - procedable
After experiencing a purchaser pulling out before I shall not get excited until exchange of contracts.
In todays climate it is a great position to be in so maybe give hope to others

Okay at the moment is all I am saying
survey being done tomorrow, and hopefully the buyer has a mortgage sorted, so everything is still crossed here

Good luck with today....the trick is.... talk to the Surveyer about the market, showing that you are interested and keep the friendly conversation going?lol the perfect survey.

Wahey. I might have to short let for a couple of months in the UK to get things sorted on this side after we have completed and move at the end of Jan. It also allows me to save extra money etc.
Even though I have a sale I won't be able to buy a house straightaway, because of the crap housing market here. My previous sale was 20K above the asking price so we were well on our way for a deposit. Its renting
for 6 - 12 months for us and the little bichon.

No sale is a sale until exchange so this is when I wish I was in the Scottish system a offer is binding.
I may get higher offer today as someone else is interested.

No, that's not quite accurate. Both the offer and the acceptance are written and they form the missives. It's when missives are completed that the sale is binding. Until then, either party can withdraw and it's taking longer for missives to be completed than it used to.

My humble opinion is that the market tends to work because everyone believes offers are binding. Plus, you will normally have paid for a survey by the time of the offer, though that is changing with more fixed price properties!
