Hi all, trying to sell our house at moment. If we cannot sell before we go in the spring, and then sell it later do we have to pay canadian tax on the profit we make? If so what is the tax rate?

We're in the same situation.

As I undertsand it you pay tax in an addition profit between the date that you leave Canada and the date sold. The real nasty is the 20% or so withholding tax that is held by the goverment until they process your final tax return.

If the property was your principal residence for every year you owned it, you do not have to report the sale on your return. However, if at any time during the period you owned the property it was not your principal residence, you may have to report all or part of the capital gain.
