Suburbs in Vancouver

Hi
I was just looking for a bit of advice. I have been considering moving to Vancouver. I would be looking to rent for the first year or so, however I am also looking at getting a feel for housing costs there as well just so I know what I will be looking at if we did buy!
I would be looking for a nice family friendly suburb, good schools, shops etc. However I note that some of these suburbs look extremely expensive! I would be looking at say a 3 bed townhouse/house with a garden. Budget prob up to $400,000.
Would I get somewhere like that in Burnaby, Richmond or Surrey, and are these nice suburbs (or any other ones that anyone could recommend)! Or is this completely unrealistic! Thanks for your help in advance

In Surrey you have a plentiful choice. That said, some parts of Surrey are attractive and good places to live in, some parts less so. You have to see for yourself what suits you.

I just came back from a trip to Richmond and this city is good...Burnaby is also Ok. Though there are parts of Surrey which are nice, however, till now I was not able to get someone really give a solid recommendation to it. Also, did you get a chance to explore North vancouver?
I suggest to take into considerations some of the following:
1. Job: Skytrain is the best way to commute in Vancouver and suburbs. If you are gonna work in Vancouver, make sure there is an easy way to reach a closeby station.
2. Neighborhoods: Walk/check the neighborhoods close to property you are looking. Check during different times specially toward evening/night.
3. Schools: If you have kid(s)
For me, I am going to rent in Richmond for now and let me know If I can be of any help there
