Many thanks for posting this. This has answered so many of my questions and helped with putting things into perspective, especially the forecasted number of jobs required in each field to 2011.

I hope you don't mind me asking, but are you in Victoria central or outlying areas? We're taking a trip out in October and would value your opinion on Colwood, Langford, Metchosin, Sooke and Esquimalt? Your personal opinion on the areas would be terrific as I get an idea about an area but it's always much better to have a resident give their honest opinion based on experience!!

Many thanks
DrDeb

Hi,

No problem - glad the links were helpful.

We're in an area known as Royal Oak. Nice enough area.

Each of the areas you mention is so different.

Colwood and Langford are growing really fast. I know some people who live out there and like it. Coming in from Colwood you would have to contend with the 'Colwood Crawl', basically a traffic jam that builds up at peak hours when people are travelling to/from work/school etc.

Metchosin is a beautiful area. My wife and I love the area - some really nice house on some really big plots. Not a lot there though and you have to travel out to get your shopping done. Not sure how much of that area is on city (mains) water or sewer.

Sooke is another really nice area (I like it) but thats much further out of Victoria - about an hour. In the bad weather if a tree falls down on the main road or it's blocked with snow then you're not going to make it into Victoria.

Esquimalt. That's really close to downtown and really varies in terms of how nice the areas are within Esquimalt. There are some not so nice areas and there are some, like Saxe Point that are stunning - with views out over the Juan de Fuca straights.

Each of the areas has something to offer, it depends a lot on what your looking for and how much money you have to spend.

Just a quick note about house prices - we're still renting after 5.5years - house prices have gone through the roof over the last five years but things have changed a little. My wife maintains a spreadsheet with 1200 houses that she has tracked the prices for over the last 17 months and she has been noticing a trend where houses have been going for less than asking - sometimes being taken off the market and relisted at a much lower price. My point - don't be afraid to haggle.

Cheers - Steve

That's really interesting - we've been renting for the past 3 years as we've travelled around a lot. We're likely going to be ready to buy somewhere later this year and although we've not been quite so meticulous as your wife we have been keeping an eye on house prices and definitely noticed a bit of a slowdown in Vancouver.- Houses are hanging around on the market for a lot longer and there is a lot more choice for buyers than this time last year.

Many thanks for the reply and apologies for my tardiness - I have been away and have been struck down with a nasty cold.

The information you supplied has been terrific and has focused our search. I love the idea of Metchosin but will get a better idea in October when we visit. Your wife is a very clever lady and I thank her for the information about falling house prices. We have a large amount of equity in our current property and are now looking at possibly applying through the work permit route with a view to PR when out in VI. Depends on house valuation and ability to secure employment but I am in a work area which appears to have shortages in bc (hopefully VI). Courtesy of your links I have seen two jobs I could apply for.

Many many thanks for everything. I will keep you posted on progress and no doubt will hound you for more info in the coming weeks!!!

Cheers
Debs
