Thanks for the words of advise. We are having a meeting with them to discuss what is (not) going on this afternoon. Hope it's just delays due to shortages of trades, rather than anything more sinister. Let's hope that the bribary of gifts for their new baby works
We really don't want to walk (allow ourselves to be pushed) away from them because they really do produce really beautiful houses at a fair price. If you were to look at the development where our new house is being built you would see 4 show homes under constuction by various builders, 2 nice but boring, 1 mausoleam plus theirs which really stands out as a little bit different with style.

But I can wish you the best of luck for your upcoming meeting this afternoon.

We have friends in a similar situation, signed a contract late last summer for a build this spring and all they have so far are foundations and promises of further work soon.
This is in Lynx Ridge is this anywhere close to your new home?
Cheers
Steve

Girls and boys, say after me, "Alberta Advantage."
Seriously, Posidrive, I feel for you and have sent karma. All the best for your meeting with the builder.

Too often the layman tends to think that the application of law and the drafting of legal letters is complicated, it is not, you just have to make sure that you know your rights and the basics of contract law. It's not that difficult, but my apologies if I have simplified the case.
If a builder is insisting on not agreeing to a firm completion date, then the option is to walk way or agree a sliding scale of financial penalties.
I do accept however that the shortage of decent builders does mean that one is not always in the best negotiating position.

It's obvious that Alberta, in its current incarnation, is a very different playing field from what you're used to.

Ouch! that's a bit below the belt!:scared:
I do appreciate that there are differences in the way things work in different countries, but I (rashly) assumed that the law is still robust enough to support you when things go wrong.

They seem to be ok with the delays so far. Partly I think because the value of their current home keeps escalating with the delays and they haven't even put it up for sale yet.
They have tried very hard so far to do everything when they have been asked i.e. arranged the electrical, sorted all the light fittings, sorted the kitchen cabinets, etc, etc, all that kind of stuff, so the builder cannot come back and say you have held us up because you can't make a decision.
Last time we were by their site there was a pile of lumber in front so hopefully they have started framing by now.
