We did the sums the other night for this exact point

We reckon we could just about do it, my wife still working although and with me sending a little money back to the UK to cover any shortfalls that may happen in the finances.

We worked out that it is do-able, but not for very long.
We really do need the equity from the house, so I will wait and see what interest the decrease in price does.

The whole point of moving to Canada is that you do this as a family, the kids dont want to say goodbye to their dad, hence I would prefer if the whole family moved as one unit.

I understand that is it only temporary, but kids dont see it this way
I have been told that if a buyer can be found, house can sold and exchanged in Scotland in about 3 weeks, assuming buying / selling chain is not complicated

A couple of times as a kid my dad changed jobs to a different part of the country...climbing the greasy pole and making a better life for us. On each occasion the house did not sell quickly and he moved to start the job before we sold. He lived in rented digs, and we stayed until the house sold. We all survived fine, (kids do get it, honest), and he got to get a good idea of the lay of the land and the good and bad spots to buy when the time eventually came. It was a financial strain at times, but you can scrape by for a bit if its worth it in the long term.

The point of trying canada is to get a better spot for you and your family, but first you have to get here, so if you have to come in advance, dont lose sleep over your family, they will get by, and it wont be forever.

We had a similar problem. We bought a house in Canada and put our UK house on the market last October. When we left UK in March the house in UK was still not sold. We cashed in a couple of endownment policies and changed mortgage to repayment. This gaves us some cash to be able to do what we required in Canada.

We subsequently sold the UK house and received the funds in June so everything worked ok. We could have afforded to pay the two mortagges for a couple more months but after then things would have been tight.

Incidentally, in England you can list with more than one agent but commission rates are higher. Also if you speak to the local council and say that you have moved overseas and the house will be empty until sold you get 6 months without paying the council tax - not sure what happens after then but at least it saves a few more pennies.

You might find a buyer with a house to sell to fund buying your place, but they won't be linked. No chains north of the border, honest.

Have you thought about having a survey done, so you can present any viewers with the report? It may make the property a wee bit more attractive and it'll save time. Might also show if the property is being pitched at the right price. For the sake of a few hundred quid it might be worth it.

Seriously though Congrats although it must have been a blue nosed official.
We put our house and furniture on the market and as such sold it in jig time as my wife made it look pretty, and that's despite a depressed housing market down here. Go for it and save a fortune on those blood sucking removal men.

The guy who was moving into the rental we moved out of was from Sweden. He had come over here on a work permit alone to start with, and his family was due to join him.

He was able to get a nice house organised for them all to move into when they arrived, and had done some research on schools etc and bought some furniture and a TV so the kids would be happy!

It really does suck, splitting a family, but there is so much to do that the weeks spin by very quickly. My boys stayed out in Canada with their dad as we wanted them to start school in September and I was left home alone in a literally empty house, cos I got everything packed and sent the week after I returned to the UK. I moved in with my parents and actually it was good to spend some time with them before I left for good!

Congrats Eddie. I am with Morwenna on this. As you know I have done this a 100 times and Paul has always gone first and me and the girls followed. It really does work out for the best in the long term. We don't think we will make it back to Canada now, love Oz too much. We are starting the ball rolling for Oz PR but will keep Canada one going as a back up plan.

Anyway my old friend, congratulations again and don't panic, it will all work out in the end. In my moving experience panicing achieves nowt.
