Default Questions on renting

Hi All

When renting in Canada it is like renting in the UK. they run the following checks on you prior to approving the rental?

Employmet checks
Credit checks
and so on.

I understand you have to pay a months rent in advance and it;s best to get a rental that includes utilities.

If anyone can give some advise.

Hello we rent a Condo.

Yes your right we had to put a month down, they didn't do an employment check they are private renters (not sure if that makes a difference). We must look like trusting people

Our water and heating is included in the accomodation, we pay for our own electric, telephone/cable and internet.

We also don't have to do any of that snow shovelling.

The law regarding renting varys from Province to province. In Alberta you do not legally have to put a month down, but nearly all landlords as for a security/damage deposit of one months rent. This covers damage when you have left, not the last months rent.

I always do a credit / employment check on Canadians, but do not bother with UK Expats. Some other professional property managers ask for the last 3 months rent if they are unable to do a credit check.

In Winnipeg First & Last months rent are normally paid up front.

I'm in BC. No checks made, just first month up front and a half a month for bond. I had to show my employment contract to show I was working and of course signed a contract

i'm in BC and only had to pay half a months rent as security deposit.

no checks, but i did show them our police certs and credit score just to give our landlord peace of mind

In Ontario normal checks depends on the individual or company. Its one mouth in advance and then normal they want you to sign a years lease. Giving at least 2 months notice if want to end the lease on the 10th Month. Then after a year it goes to month to month. Same 2 months apply when you want to give notice. Some landlords are flexible about that. Also with some hydro companies they also can asked for deposit.

I'm in BC and the province doesn't allow more then 1/2 months rent for a deposit on most rentals (pets can be extra) and typically the 1st months rent is paid on move in, the deposit ahead of time to hold the unit.

Assuming you dont cause damage, break the rental agreement or some other issue, you get the deposit back.

If you rent a basement suite you might find utilities included but for an apartment/condo or house expect to pay for them. (water is typically included in rent for condos/apartments however.)
