leeds will have a sniff this year but sheff utd and reading will go up, liverpool cant score at the mo, i live in runcorn and a lot of mates go the game, there not too impressed at the mo but then again, last season was the same and there european champs now, so what do they know.

Leadman,

Have you had any luck finding out if your plumbing certs can be evaluated in Canada ? If not you might even easily walk in to a job as a plumbers mate, and been fully qualified pretty quickly after that. They're crying out for trades people at all levels here in the OK.

Truck driving, you're looking at $2.5 to $4k to convert/pass test, from what I discovered last year.... most openings start for long haul (across US border routes or up to the frozen north on the ice roads, or right across Canada :eek: ). Not saying you won't get a plum local route hauling lumber up and down the Okanagan valley to the numerous Tolko Industries sites or others, but it may be the case that they're taken by the local good old boys. Maybe get lucky and get runs down to the coast or regular Alberta runs ? That was what I was 'unofficially' advised when I inquired a while back. But, saying that, with a licence you'll get work quickly and at a good rate too, someone out there is likely to give a new guy a break.

Regarding settlement funds, with a top end of $400k in the Okanagan area would buy maybe a 'decent' 4 bed house. Nothing special. A 5 bed with land and the appropriate setting for a good B&B may be more like $500k-$600k in a really good area/location. Tourists want lake views hot tubs and all that crap. Less than that, and you're out of the prime locations and into 'risky' or 'seasonal' areas. Take out your set up costs, a further $20-30k for a decent people carrier (7 seater, nice idea that one). More for rigging out a whole 4 bed house etc (from scratch you are talking $k's) and all stuff required to make it look good. I think that's all as accurate as I can make it, others might tweak it a little.

Even with a start up job for your wife and yourself, to get things moving, your idea is a do-able plan, but I'd be inclined to get much more detail on the price of real estate, set up costs, likely locations, cost of living, etc. As you probably know, lending $ is pretty cheap here so to leverage based on loending you don't need to bring in too much revenue to hit a profit point early in your plan.

I very much doubt he/she could buy a suitable property of the scale mentioned for as little as $0.5million anywhere in the Okanagan........ unless commercial property prices have considerably dropped in the past year?


P.S. Leadman has absolutely nothing to do with my figures estimated above; these are the calculations based on Mike's information about his friends B&B and were placed in a hypothetical situation..........as I clearly stated in my previous post. However if you are having difficulty understanding how these figures are possible then I surely must bow to your superior wisdom, knowledge and experience with running a business; qualities that I quite obviously can't possibly possess. :D

The problem with making 'mine is bigger than yours' statements like this Tiaribbon is that you first have to know if your's is indeed bigger, otherwise you run the risk of foot in mouth disease. To then attempt sarcasm about bowing to superior wisdom just compounds the risk.

Well Tiaribbon, I retired at 43 and have lived quite well off of my income for 16 years now. I think that indicates some knowledge of how to not only make money but keep what I have made. Whether that constitutes superior wisdom or not, is not for me to say.

If you want to turn this into a personal slanging match rather than a civilized difference of opinion on the subject Tiaribbon, feel free. I think you will find however that you are on a hiding to nowhere as the saying goes.

By the way, it doesnt pay to make assumptions about people here, I'm not a scouser, but I did grow up near Liverpool.

I will have to second that, I didn't read Tiaribbon's post as trying to show off, she was basically pointing out that she has been in business long enough to understand how it works.

WW seems to be knocking opinions that don't go along with his, and getting aggressive and patronizing at the same time.

I am sorry that you see me as being the one to initiate any unpleasantness; I cannot see where you get this from. I was merely promoting a positive outlook for Leadman - just because he may not have had his own business before, does not mean that he can't! Anyone can! Please do not flatter yourself by assuming that I mentioned any business ventures of mine for your benefit - I didn't! I mentioned them to indicate that I can see business opportunities and this idea of Leadman's is really perfectly do-able as the figures show.

Hey, anyone who knows me, knows I love a happy-ever-after story! For someone who has made an apparent success of his life, you should indeed be one of those in this category........however you do not portray the characteristics of someone who is happy with their lot. This is not intended as anything other than observations I have made about your character purely based on your written comments on this forum, and of course I concede I may be quite wrong; you may indeed be a perfectly pleasant person in real life.

This forum is a fantastic place for people talking through their dreams and aspirations, some of which will never be fulfilled, but there is absolutely nothing wrong with putting out their ideas on here where posters will hand out advice, positive and negative, both of which are very valuable to the poster providing they are thought-through responses and not just "no you can't do it" or "yes you can do it" and giving no reasons for why we have stated what we have stated. Having read through all my responses to Leadman, I can clearly see that any comments I have made to him have been backed up with figures and logic. I wish him well in whatever he decides to do and hope he makes as successful a life in Canada as he hopes.

Correct, Headingly, Burley Park and Woodhouse Moor in my case (One was LS4 IIRC)...the general student gheto area.

Wonder what andy_shiela wuyld have assumed if it was an MUFC crest? Its a dangerous game making assumptions in a text based forum (please note WorldWeary), still no harm done. I used to have a bit of a scouse accent when I was younger, much to my parents horror:)
