Default places to rent

hi guys looking for some info. We are hopefully moving to Toronto area Sept/Oct (not quite sure where exactly yet )and will be renting for at least 1st year . The problem we seem to be having is that when ever we think of an area and start looking at rental properties on line we notice that most places state no pets and we have a slightly scuffy looking mutt. Although he is very well behaved and our present landlords have no probs with him i completely understand that me telling a new landlord that and them believing me are 2 different things. I have been told that if the ad for the house doesnt state no pets if you move in with 1 and dont tell the landlord if they then find out they Cant actually throw you out. Does anyone know if this is true and is it a common thing to not rent properties to pet owners. Thanks in advance for you help

Not sure how you would stand with that. Have you looked on craigslist? You can search specifically for Pet friendly rentals on their site. Expect to pay a slightly higher deposit though. Unfurnished properties should be easier to rent with a pet.

You're better off looking at places that specifically state "Pet Friendly - Yes." They are out there. Here's one I found in less than 1 minute:

I think if I were moving to Jane and Sheppard I'd get a bigger dog.

LOL! Yes - perhaps that wasn't the greatest example. I should have checked the address!

thanks guys ill check those. Did know about Craigs list will still check it out . kijiji ? I think somebody mentioned that to me before is that the same kind of thing as Craigs list ? i do have a bigish dog he is a deerhound but if its a bad area he would prob be hiding behind me lol

Hi

In Ontario there is no ‘pet provision’ in the residential tenancies act. That is to say that all tenants are allowed to enjoy pets. With that said, some condominium buildings in the city still have restriction on the type and size of pet that is allowable built into the by-laws.

From a landlord perspective pets are discouraged for two reasons. Firstly that if the unit is in a building it might interfere with the enjoyment of the building by the other tenants…..that might not love your dog as much as you, allergies, noise, smell etc (not all pet owners are saints). Secondly, landlords cannot charge a damage deposit either. If your dog eats the baseboards it is difficult to get compensated for the damage by the tenant without application to the board. If you are renting a house the landlord is less concerned because they do not have other tenants to consider.

A landlord can only charge you to the maximum of one rental period in deposit to be applied against your final rental period. So, commonly the rental period is monthly and therefore a landlord charges you one months rent which is applied against your final month of occupancy. As rent is paid in advance, they will also need the first months rent also. Therefore the term first and last. Any pet deposit of damage deposit outside of this is in contravention of the act.

You might want to find a house that is suitable for you and then you could get a dog

I live on a pet freindly complex in Leaside (very nice area) I rent a tiny little house and most of my neighbours have pets.

You might want to try some of the housing co-ops, most of them are 'pet friendly' and if you are looking for reasonable rents until you can buy, they are a good start.

Worth a try, I suppose, but in Toronto the waiting lists are very long. They're not a likely option for a new immigrant.
