We are following you, just sorted the kids out for the 10th and friends sorted as helpers for the day :ohmy:

Lucky we know who may turn up and the bouncer will turn them away :thumbsup::thumbsup:

Estate agent being rung tomorrow to sort her side out, now its time to get rid off the stuff and plenty of baking, fresh coffee and wine ;)
We maybe the 19th worst place to live, but we can show them how to sort a house sale out :blink:
lets hope that both our houses get the dancers on the day :thumbsup::thumbsup:

Nice 1, its nice to see tv programmes showing the grot spots, i didn't see the programme but I guess they showed places like stoops and burnley wood:frown:
Got another viewer Sat morning, hmmm is that because I've reduced the price or I scared H :p

Rang agent today said that if we didn't have viewer soon we may have to reduce.....she said 12 people have reduced today!:(

its shocking isn't it - if i could roll the clock back 18 months and try to sell then we would have been laughing in Wells.

Just typical that like everything else I ever do i miss the boat :(:(:(

:ohmy::ohmy: I'm saying we reduced but we were willing to accept up to £5k under asking price, so we knocked the £5k of and changed it to "offers in excess of" therefore if we get an offer which is more than we originally agreed was our minimum we are on a winner. Right now I don't know what to think I just keep hoping I win the lottery problem solved :thumbsup:

well we are set now for new photos tomorrow and open house on the 10th - this will be fun :rofl::rofl:
Friends all sorted to acted as bouncers and people asking can i just come and have a look :curse::curse:
(only if they have the cash :rofl:)

Estate agent is well excited, well up for it, wanted us to do at end of month, but to eaarly for me and i need to sort some things out, but asked for new photos and a floor plan, so here goes :sneaky:

if you can give me any ideas rosie after yours fire away :thumbsup::thumbsup:

Dont forget its less commission for them. They are also worried about private transactions and being cut out the loop.

Been on phone with them again, just to let them know im still here :sneaky:

I wonder if they are worried about there commision for there open day or is that the reason the agent will be here on the day :rofl::rofl:

Luckily the guy has done an open house before, so knows the score, looking forward to this, just been sorting out the garage :blink:
ooops big full and bags to go to charity :thumbsup:
still not finished, but tea time, so back at it later, just found some beer :eek:
guess what ill be doing later :beer:

Thanks for all the good wishes :)

Now I need to rant :curse::curse:

the story so far, lady comes to view on Saturday morning, she likes the house and would like to do a 2nd viewing on Sunday.
She didn't turn up- no phone call to cancel nothing!
Monday at 3pm receive phone call from agent can she view today at 6pm- ok but I'm not impressed with her not showing up on Sunday. At 5.55pm receive another phone call to postpone till Tuesday, they will contact me to arrange a time tmw.
Tuesday- no call to arrange a time, viewer arrives at 6pm with her brother, they want to buy the house together because she can't get full mortgage herself!! Agent arrives at 6.10pm.
Today the said viewer offers 6k under asking price, bearing in mind we've reduced and added "offers in excess of"- I very politely refuse, and inform them I'm not very happy.
2 or 3 phone calls later, my agent phones and gives me a sob story about they are having to get a 100% mortgage, if I insist on asking for at least my minimum asking price they may not be able to afford the mortgage payments!!!! Why is that my problem?
I refrain from totally losing it with him and ask how are the preparations for the open day coming on?? there was a pregnant pause and his reply " oh I didn't realise you'd still want to continue with it if you had an offer" :curse::curse::curse:
His closing comment was "well, we'll have to see what the surveyor says its worth"

This is something I'm not sure about, hopefully somebody can help. The potential buyers are arranging a mortgage through an advisor linked to my estate agents, is the estate agent able to influence the surveyor? because I have since found out the buyers parents are friends of my agent!!


Guess who's getting sacked next week!!

Sack him, when that guy came to mine, he said he couldnt vlaue it :confused:
told me aload of rubbish
instead we went with mr nice guy who turned out to be "well you know that one"

In the end we have gone with the ones i know, i know they are a pain, hard work at times, but she knows me and is trying like mad to shift the house for us...... o and yeah ive tested her as my friend came out with my details :rofl::rofl:

Check where you stand as you have a offer on table regarding changing agents, but your welcome to speak with the women who deals with mine :thumbsup::thumbsup:

Looking at the house etc etc you will get the asking price, good area and well nice house, who did you get to value at the beginning ??
