We bought it for $318,000, but in negociations we got increased cash back, so all told it would be $308,000. The house had not long been on the market, a matter of weeks and they were desperate to move, so it was priced well. Any good realtor will give you guidance by assessing what comparable properties have sold recently and for what, and also assessing how long the property has been on the market etc. Happy planning and hunting!

Where I live that lot alone would be worth about $10 million, unless there was some reason it couldn't be sub-divided.

We moved to Halifax mid January this year and assumed we would need to rent until we got either a 35% deposit or PR, so dug in for the long haul in a rental property. But via BE I got in touch with a highly recommended Mortgage Broker in Kentville who has been more than wonderful. She works with a couple of lenders who specialize in lending to new immigrants with 5-3% downpayments. Add to that my OH has only been in his job for 3 months, we are on TWPs that expire in 18 months, I have a probationary period with my job that I have only just started. Also, our credit histories from NZ were nothing like as detailed as the ones required here, so they worked with us as we proved we had paid our bills and mortgage in a timely manner in NZ. Talk about flexible
We are so thrilled. We love here anyway, but this house is a dream come true for us, its just stunning and by far the best house we have ever owned. So we move after only 3 weeks from making an offer and getting accepted - crazy! Thats the 16th, next Wedndesday.
Please feel free to PM me for the Broker details, I am not sure if I can put her details in the thread, but she is wonderful and everything is done via email and fax. Same interest rate and fixed terms offered by other lenders, so no hidden penalties.
