Default Not sqeaky clean

We are moving to Canada in March April of next year I have seen various threads about bringing your experian credit report with you, but if it is not perfect would we be better starting from scratch by renting first or will I be able to get a mortgage (no CCJ's just some late payments). Will be bringing approx C$100K from sale of house.

I can't imagine it has much impact either way: lots of people have struggled to get any kind of previous history (driving, insurance, credit) taken into account. I bet if you print off your Experian record they'd be looking at it saying "what's that squiggly line in front of all the numbers.. looks like an italic 'L' with two lines through the middle. Sorry, we don't read Arabic."

The majority of mortgage lenders would like you to have at least 25 - 35% down. If you are landing as a PR you could put down less, but most new immigrants benefit from a large deposit. Your credit rating from England won't carry over to here.

As far as credit rating goes, you have to start from scratch for things like H.P.
I would advise though to bring your car and house insurance details with you, stating exactly when the cover was from and the date it ended, with the amount of no claims on it. Its no good a company saying "this client has 60% no claims" they won't accept it, (this is what happened to us and it took a
lot of negotiating to get some discount) If you do have it they will give you at least 3 years no claims which can make a huge difference for car insurance.
