If you haven't already contracted with a builder - I would say forget it !

Obviously, how scarce available builders are will depend upon where you are going but I doubt that you will find anyone reputable anywhere that will be able to do this

You must remember the builder most likely never specified who was moving in, so "Move in date = The date they start digging the foundations" is technically correct.

To be fair - remember the building issues may just be queer to Calgary/Alberta and the current economic climate due to the recent oil boom and hence, not at all typical. We had a house built here in 1994, which was finished on time, within four months of breaking ground. People I've known to be building homes here up until a year or so ago were also reasonably on schedule.

I don't know what the situation is in Ontario, as I am not familiar with it; maybe the 'locals' from that neck of the woods can answer that?

Beware that the majority of new homes in the GTA are very densely built.

For example a 46 foot lot would have a very shallow yard (back garden) considerably less than what a house of that size in the UK would command.

On the development we are leasing in, its not uncommon for houses to no more than 6 foot apart.

Thanks. Our builder is Hawkcraft, so fingers crossed. Getting a little worried though since when we saw our builder a couple of weeks ago he looked like someone who was about to throw in the towel on the whole business.

I know it's a drag - BUT, if I were in your position in this current real estate climate; I'd be thanking my lucky stars that the builder is honouring his end of the bargain, and I was getting a bargain basement priced house as a result! The delays may be a pain - but one that I'd happily put up with in the greater scheme of things!

Many people haven't been so fortunate, and had their builders cancel forcing them to wait even longer, AND pay current market prices. (That's IF they're still able to afford it!)

Too true, so far they have kept their word. At the last meeting we had with them they were bemoaning that fact that they expect to make less profit on the 20 houses they have in hand at the moment than the 6 that they built in the prevous year due to increases in labour/material prices. Will just be glad once we see the foundations being dug. Could just do without this hassle on top of job hunting
