This is, of course, a location factor we haven't considered. Fullers' products are readily available in Guelph, Fergus and Georgetown as well as at the big LCBO on the lake in Toronto. I don't know what, if anything, is available in Burlington.

I like Burlington, it's my go to away from the hammer... lots of people prefer to live there than Mississauga or Oakville.. there's more of a community feel, plenty to do, some good brit pubs, oh - and the biggest rib fest in Ontario... music festivals galore... :p

I'm setting my sights on Burlington now we looked into schools and worse ways it's an 18 minute bus (give or take) to oakville so if we make a change of area to live my eldest can jump on the bus he does that here anyway a 40 min 9 mile journey to the nearest catholic school

can I ask what would we be expecting to pay for utilities please a month ?
I found a rental (air bnb ) short or long lease which is €3000 a month so more than our budget and tbf we want as cheap as possible to start so we can get on our feet as we have a mortgage to cover back home but even so it still seems alot to pay for rent and utilities ??

I don't suppose our utility bills are any help at all, Burlington being warmed by all that concrete, but, approximately (monthly, averaged):

Electricity $250 (most of the cost is a fixed delivery charge so freezing in the dark would only discount it by 10% or so)
Propane (runs furnace and cooking stove) $100
Logs $30
Internet $100
Phone $300
Car Insurance $400

Small, well insulated, detached house in a field.

The last cost isn't really a utility but is a fixed recurring monthly cost not to be forgotten. You'll also have to count the cost of a season ticket on the train. If you want to addle you brain and/or see ice hockey, you'll also want to spend $100+ on a television subscription.

Why would you rent from Air BnB for more than a couple of weeks to a month, whilst you find a place you like - they charge exhorbitant prices... they are running them to make a profit, not break even.

What size is the place and is it detached / semi / town house / or an apartment?

Biggest expense will be heating and cooling.
What is included in the price? Internet / Cable tv (full package) / landline telephone? Heat / hot water / Air conditioning? Full grass cutting / snow clearing service / parking? Is everything provided and is insurance included in that price?

These all seem high to me. Internet in a City can be had for $60 a month I would think if you play providers off on one another. The same with phone (cell I assume) for two people should be about $100 a month for a decent plan for 2 people especially if you bring you own phones.

Car insurance is dependent on the type of car, driving record, # of km's driven per year, if you have collision insurance etc on the cars.

Only marginally. It's an important rating criterion in the UK but not so much here. One advantage of being in Canada is that, from an insurance perspective, you may as well have the V8 as the V6. Of course, the premium for the 3 cylinder will be more than for the V8 in the UK but, once you get past all premiums being high, the difference by vehicle (excluding RHD and exotics) is negligible.

Yes, that's for a cell phone. I don't know if one can even buy a wall phone anymore.

Siouxie we'rejust trying to way up our options in Al honesty we thought that if we rented a holiday rental it would be easier to cancel than a property that rents only for a year because then if it turns out we don't like the road/neighbours etc then we could move around a touch easier plus we can travel light then as we are leaving our home unfurnished but don't play on bringing it over so do the interim we won't have any beds settèe etc but holiday rentals

The utilities are All inclusive phone heat water I haven't asked about insurance x

You will need a tenant's policy. That covers mishaps befalling the contents (fire, flood, theft, etc.) and liability risks that apply to the tenant rather than the owner (rake left on path blinds postman but not piece blows off roof, maims postman). It's a few hundred dollars per year, some deals exist for combining that with the car insurance.

$3000 a month for an Airbnb is quite reasonable. You would be looking at around $2200-2500 PM for a regular rental which would run for a year and you would have to pay utilities on top. The Airbnb will be furnished so good option while waiting for your stuff to arrive or for you to buy.
To answer your question re utilities. It's hard to say because people run their homes very differently. Some people have their heat set to tropical levels in the winter and arctic in the summer - their bills are ridiculous. I would say for a reasonably sized property, decently insulated you would be looking at approx. $2000 a year for gas, electric and water assuming gas heating (not electric baseboard heaters). Looking at our last bills before we left Oakville - our gas was 853 and hydro (electricity and water) 1698, but that was a fairly large house - not fabulously insulated and had two furnaces and two AC units. No point you comparing with our costs now because we have a rural property which work very differently to houses in towns

I did think it didn't sound too bad in the grand scale of things but rent being say 2500 that's still 500 a month on top for bills but that's probably their profit
we'll be renting our home in the Uk so trying to sort 2 houses is an absolute Ballache but it'll all be worth it in the end 😁😁

profit, plus short terms can have more vacant days so need to pay for those and they need to be cleaned more often plus they are furnished so there is cost there too.
We stayed in an Airbnb for 6 weeks between houses, 1 bedroom basement apartment with 3 adults and a large dog was a lot of fun. I think it cost about $3000 too but it was preferable to a hotel which was our other option.

the place I found is lovely only problem is it comes under oakville and we potentially want to look at burlington now although it does say a bus away as I stated previous grrrr very frustrating
I am going to find some emails for realtors in the area and see what they come up with and in the meantime husbands new company may pull through with their relocation package 😊
