Anyone found a bank that will offer a better loan to value ratio than 65% for someone who is a recently arrived without PR status?

Try a Mortgage Broker. I'm think you can go up to 90% LTV as a newcomer without PR.

Yes I am in the US moving to Canada. Originally from the UK. I thought my US credit rating would have helped with a better LTV %

we got our mortgage through a very nice lady at RBC bank, we have only been here in nova scotia for a few months now, but we had no problems, we are only on a twp at the moment, just started the process for PR

hey canada Dreams - we use hsbc- have been fab - but came up with a crap mortgage deal!

We used HSBC also
We got our mortgage with them when we first came here as visitors but had to put 30% down however the rate was prime - 0.8%, that was in June 08 so our rate now is 2.7% i think (not bad at all)
We have just spoken to them now re another mortgage and have been told that since we are on a TWP we have to put 10% down but once we are PR (should only be a few months now hopefully) we only need a 5% deposit if so desired. It seems as though they still want to lend money though
So far i would say that HSBC have been fantastic. The only prob is our nearest branch is Halifax and we are on the North Shore of NS

30 % min deposit required for all foriegn investors my broker searched all available options. Went for HSBC in the end! They seemed to offer best fixed rate 5 years fixed for 4.49 and that was a few months ago may have dropped further since!
