I've organised both of my Mortgages through a broker. Rates have been substantially cheaper than going through a bank. I'd use them any time, especially as they save me most of the hassle, and I don't have to pay them for it either...

I've had a blighter of a time trying to find a damn broker in Edmonton... any ideas where to look??

I don't think you need look in Edmonton. I recently used one in Toronto who negotiated a mortgage with a lender in Quebec City, the lender contracted someone near the property to value it. Brokers are just about money and can likely arrange finance on anything anywhere.

Oh right, ok, thanks... i'll take another look then but we have no idea how much we can get so not got a house in mind yet - they should still be able to help though right?

Yes. They'll give you a "pre-approval" certificate saying something like

"Subject to final approval, Ki76 is approved for a loan of $nnn for the purchase of a property for which annual taxes and condo fees (if applicable) do not exceed $nnn.

The final approval is subject to:

- property meeting lender's criteria

- written confirmation of a downpayment of $nnn

- written confirmation of income of $nnn."

Equipped with that you can go shopping.
