Hi Nicki, we have a drilled well so we have no issues yet, but the next door neighbour has a dug well, and he showed me how it was made, its basically a huge hole in the ground with a cement tube going into it, and then the balance of the hole filled in with large aggregate. He said in winter it was enough to supply the needs of a family of 3 but has to have regular top ups if the summer is long and dry.

I know this has only been the case for the last 2 weeks here in N.S. but wouldnt be surprised that you would need 1 top up, but 3 sounds excessive.

Talked to my co worker he grew up near stewiak, on a dug well, he describes minimal flushing of toilets, and a rainwater cistern supplied bath once per week. I dont know your family size or your shower frequency but if you then add in a dish washer washing machine, garden watering you could deplete your well quickly.

It sounds as if the Well is not sufficient for the "Rental Tasking" but who is liable is another question.

Apparently even on a drilled well you need to be conservative of water usage especially with a family as big as mine.

Another consideration to bear in mind is are you on a septic system?

If so there is only so much certain systems can pump away or disperse in a day, if you are a large water user this may be worth bearing in mind as well.

I do hope it works out ok in the end, are you looking for houses yet? if so its the realtors job to check all of that stuff out for you make sure your water supply is measured for capacity before signing anything.

More accurately, a good realtor will cover that base, but as in any arena there are good and bad ones. Often the mortgage lender will be the one to insist that a properties water supply meets minimum standards for flow rate and potability.

An unscrupulous Realtor (yes, there are some belive it or not ) will possibly just be happy to take their half of the commission on any sale they can get, so dont trust them too much to cover your butt unless you have good reason too...

Its great to get the heads up re all the things we need to check before any house purchase, thanks

Main thing is to always to get a comprehensive survey done. Our surveyor took 1 hour on his own inspecting everthing, then spoke with us and showed us around for the next hour. During this time he explained how the water softener/ETS/air exchanger/log burning stove etc all worked, were fitted correctly and to code, and how long they should last before needing replaced. He then printed out his findings there and then and produced a binder full of information. I think we paid around $300-400 for our survey.

It's even better to be able to rent a house before choosing whether or not to buy it; at least you'll know everything.
