I hate to be blunt, but this is simply denial, imo. The credit markets are in a total shambles right now, and completely risk averse. The pool of willing and able buyers that actually qualify for credit has shrunk rapidly.

Btw, did you also blame the media when prices were shooting up?

No its not denial.....I have estate agents, lawyers and purchasers onto me everyday...yes the market has got quieter but its not dead.

Yes I do partly blame the media for the prices shooting up

That way, seller "emotion" is removed from the equation and more grounded negotiation can take place. In this market, blowing off a buyer because of their initial verbal offer is not a great idea, imo.

Superb advice!

i just wish that they stopped reporting that house prices keep falling, maybe all of us trying to sell might have a bit more luck :frown:

Would people sell their car under the asking price....I don't think so.

And noone's claiming it's "dead":- properties that are priced aggressively for this market continue to sell; those that aren't, simply sit. I do agree that the English system of buying/selling exacerbates the difficulties in a slow market, but again that's not the media's "fault".

At least you are consistent.

Again, this is pure denial of the current realities of the credit markets. A house is only "worth" what a willing and able buyer is willing to pay; "asking prices" are essentially "wishing prices" unless and until someone is willing to offer that amount.

Hi
I really do feel for you all trying to sell. Mine wouldn't sell either in this climate, and I am fortunate enough I don't need to buy in Canada in the short term, so I've successfully rented it. They move in next Thursday....

I wasn't prepared to give it away, and being able to rent it, and that covering my UK mortgage, I will wait until the house market is back to being boyant.

Good luck to you all, and be positive.....

Bandit!

I'm sorry that you haven't had any viewings. How long have you been on the market?

K:confused:

We've been on the market for a month and had one viewing. Our house is very competitively priced, is in a nice quiet area and needs nothing doing as everything has been done to it in the last 3 years. We are considering dropping the price if there's still nothing in another couple of weeks. A trip to the estate agents is in order first though.
We really need to be in Canada by October!

Well I wish you the best of luck....maybe an open house before you drop the price:)

That seems like a contradiction in terms to me :)

No hate mail here its your opinion.

Yes you are correct to a point if the real life people worked that way.....or is just people are just chancers or greedy trying their luck. If the purchaser is interested they will be back with a further offer.

Who's being greedy or a chancer or trying their luck? The buyer who gave you a real offer - or you who thinks it's worth more but doesn't have an offer at your higher price?

Good luck to all. I got this place for 120k CAD less than their starting price (think it was up for 15mths?) - it happens here too. It's only worth what someone will pay, not what you hope, or what it might have fetched at some time in the past.

Hi

1st paragraph good point.

This is not meant in a nasty way but its sounds to me that 15 months on market would make some people desperate to sell. I do believe you got a bargain and you was in the right place at the right time and I'm just not at that point yet of desperation.

I ain't saying I wont be at the point sometime in the future.

Thanks for the comments.

We are priced about £5-10K LESS than houses similar to ours and we are in a nicer area. They just don't seem to be selling here!

Well all i can say is good luck to everyone that is trying to sell, i am sure we will all do what we all think is right when the time comes, i am sure that when i do get to canada that i will be hoping the poor folks in the uk that have to sell have the best of luck doing it and get exactly what they want for their homes because after all we are all in this for ourselves right??
