House Valuations
 
After doing some last minute DIY and tidying up we have asked estate agents to value our house this Friday. I have rang 4 EA just to get an average value and estimate. We have bought this house six years ago and spent around £15K for some upgrade and renovations over these years.

Although I have my own estimate as to how much will it costs in the current climate but will see what the EA valuation will be. For us it is nervous moments as we want it to sell quickly for the right price.

Thanks rufus. Add to the expected lower quotes as compared to 2 years ago is if there are any interested buyers. Anyway I'll post back when it happens.

I had mine valued a few weeks ago, I faired pretty well not as much of a reductions as I expected. Maybe I am lucky as I have been advised that my house is in a good area and a prime location in high demand. However the test will be when I come to actually sell it. I am well aware that estate agents are in needed of business! Hmm!

We have 2 EA who came round last Friday and both gave us a sort of range our house price will be on the current climate. They've given us a realistic value which has confirmed our own personal valuation and a top range which they suggested to start with. But since we would try to sell it pretty quick we'll go for the realistic value and hopefully a signboard will outside the house next week. Nervous moments now!

We finally put our house on the market last friday after haggling fees with EA also solicitor fees and HIP:). We are not doing to bad ;).

So far there have been few interests and 2 couple already viewed our house. We are delighted as it's not even out on their website and it will only be tomorrow that it will be advertised on our local paper. We consider it as positive news and hopefully someone will make an offer and that we could make a deal soon. Fingers crossed!!!!

It is our lucky day! Offer made today by the first couple who viewed our house and accepted it after meeting halfway on their initial offer! :D We have agreed the sale in principle, of course subject to contract.;)

We are extremely delighted with way things happening in selling our house. We hope that there will be no hiccups and that the whole process will be completed in less than 10 weeks.

We have friends who moved to Canada and their property has been on the market for even longer than a year and yet it has not been sold.

It has been fast and furious!:)

Well done,hope your sale goes smoothly!!! We put ours on the market Beginning of Jan and yet to get a viewer throught the door even though it is priced realistically!! Can I ask whereabouts in the country are you?

The very best of luck.

I think you should be positive about the market. I have heard, myself in the last week, of 3 different people putting their house on the market and getting an offer in the first few days!!! This has shocked them and sent them in to a bit of a panic as they are all pregnant and didnt expect this to happen in the current climate.

Maybe things are starting to flow a bit better.:thumbup:

Thank you all. We can't really believe our luck:). I went to EA last friday to hand them our signed contract and on my way out a young couple went in and looking for a property. Later that day I have received a call from EA that the couple whom I saw in their office would like to view in the afternoon. I was in a state of panic as the house was still in a mess as wife were at work, childrens clutter all over the place but I did agree for them to view as I've heard horror stories from neighbours and friends (who's also selling) that they didn't have any prospects despite their house been on the market for months. I thought it was a positive start and at least I have someone who's interested.

Fast forward later that afternoon. The couple then asked as to reasons why we are selling the house. And being so honest I've told them that we're moving abroad and can move out as soon as deal is done. I then asked them their position and they said that they are presently in a rental accomodation and in the position to buy a house and would like to move in quickly. I've already had good vibes when I met them but I thought that it's still early days. We also had a second couple who viewed last Saturday. We already got a sense of excitement as at least there are some interests on our property. It will be officially advertise on the net and local newspaper only today.

Anyway fast forward 10:00am today received a call from EA that the first couple who viewed our property make an initial offer which we reject then told the EA what we prepared to accept and came back that the buyer revised their offer and agreed our prepared price a £3.5K knocked of from our asking price.:)
We can't really believe the events that occurs on this house selling saga. We still keep pinching ourselves if this is really happening. Anyway, we just hope and pray from now on that it will goes smoothly as planned.
