Default Having your own house built

Hi just wondered if anyone has had there own house built after buying a piece of land.
IWe are going to New Brunswick and have seen plots of land for around $30k.
what costs/taxes/charges are involved in doing it yourself, just that were we are looking at going, there doesnt seem to be a lot of houses over 4 bedroom on the market.
I have seen companys like this that seem to make the house and then you find a builder.http://www.prestigehomes.ca/ Are they really as simple as they make out??
Any info would be much appreciated

These people have a good reputation. I know a few people who have had homes built by them and they were pleased with the results:

Be careful when buying land. Make sure the conditions of purchase are subject to obtaining a building permit, satisfactory soil tests, geological survey, etc. as required. Sometimes, buying a building plot does not guarantee that you will be able to build. These people are reputable and have some good deals:

Insurance companies see to go on the basis of about $250 per square foot for build costs....


New houses have GST attached to the cost, and of course you will need all the permits etc, which will add up.

Don't overlook utilities. Electricity, gas, water (city or will you need a well dug?), sewer (city or will you need a septic tank installed?), local telephone service. Depending where the lot is found, some of these things could be easy or very difficult.

I would also consider hiring somebody to do an Independent phase Inspection. Building systems here are very different, and can be quite fragile if components are not installed correctly.

Sounds about right. I built 2yrs ago and it cost c$275 sq/ft

Your best bet is to contact a realtor in that area. They know who the good builders are, and will be able to tell you if the lot prices are fair market value.
Your builder will look after all permits, inspections, etc.

We used Prestige Homes & they costed & arranged everything, that is, basement, electrics, plumbers etc & we paid for everything when the house was finished. When we watched the house being built, we were thankful that the company had managed the whole project for us. All we had to arrange was the landscaping.
