Since this is now the thread for all matters real estate, here's an approach to a deal, new to me, that may help someone else. I received an offer on a property in which it's proposed that the buyer pays the agent's fees, the cost of the house to be reduced by an equivalent amount (ok the seller is still paying really but in a different manner). I like this because for the buyer it reduces the amount subject to Land Transfer Tax and that may make a deal that otherwise wouldn't happen.

Every day a new wrinkle.

Assuming your buyer is offering $380,000:

less the 5% commission ($19,000)

Land Transfer Tax
Between $250,000 and $400,000 is 1.5%
So, 1.5% of $19,000 is only $285.000

"duh?" wot? I believe your calculation to be correct, though it's customary to show amounts to two decimal places so as to represent pounds and pence (or dollars and cents).

I'm waiting to see just how petty it will get. The decimal point precision and 'right' comments have already set new standards of trivial pettiness, but can it get any better?

We drove through a stunning bit of Burlington last week. Fantastic houses lining the lakeshore. Then took a peek though at their lake view - Hamilton. Industrial plants spewing junk. Why would you even want to be lakefront if that's your view? Hideous.

Agreed. The view is hideous and air quality putrid most of the time. I'd rather be backing onto the arse end of a Shopper's Drug Mart.
