Finally Exchanged Contracts

Hi
I decided to call my lawyer at 1.30pm to find out why I hadn't heard about the exchange of contracts, only to find out she was on the sick. (Alarm bells are ringing)
I finally exchanged contracts at 5.10pm after nearly ripping the head of my lawyer and the purchasers lawyer for wasting time in asking me to provide a corgi cert for oil fired boiler.
To make matters worse they were telling that it had to comply with the requirements of the Building Regulations. I had to argue on the phone that corgi is gas not oil and I am a Surveyor who deals with the Building Regs so I should know about the requirements.
WHAT IS SCARY IS THAT WE TRUST THESE PEOPLE TO BE COMPETENT.
I shall be posting carrots to the donkeys after completion on the 9th Jan 09

Congratulations - we went through the same thing on day of exchange. I really hated having to pay the lawyer and estate agent:curse:
But at least it is all over and done with now so

It was a nightmare, the whole of my office was tense....every time the phone went somebody would shout shhhhh and staff would sit and listen. I'm laughing at it now but to think that two lawyers had the relevant paperwork for oil fired boiler and still insisted on a gas cert....maybe I should do a seminar for lawyers discussing the difference between gas and oil.
Just for the record I am a lovely person, I just don't like incompetence. lol

You'd be right to complain. Tell them that the governing body for Oil is OFTEC and as you quite rightly shouted - CORGI is purely for Gas! As in
"Confederation Of Registered Gas Installers" - CORGI
Just had a similar thing with our house sale, I wonder if we used the same lawyer?

Ha ha.....They were trying to argue with a Senior Building Control Surveyor with a MSc who is in the RICS, CIOB and ABE....bad move
I ate them alive and I'm sure I will do again.
I may complain after completion.

We were due to exchange yesterday and due to our buyers buyer having some sort of issue we have not exchanged. OH is irate and sent email stating that we accepted the offer on our property on the understanding that we would exchange on 28th November.
Our buyers said that they had sold their property, and wanted to be in quick.... We accepted a low offer just to get the whole thing over and done with, it now turns out that they had accepted an offer, but that was all!
In his email OH threatened to pull out of the deal, the estate agents are now pulling their finger out. Hopefully we will exchange soon, I hate the house selling process in the UK it is way to stressful!
If your free KJM, maube we could set you on our solicitors/estate agents/buyers?

You can say that again! Literally within the last hour we've had an email from our house purchasers saying: "We want another 10k off the price" bare in mind we've already dropped 25k!! Trouble is, they know our plans and I feel they're holding a gun to our heads..

I told the E/A that we were moving to MIlton Keynes so the above didn't happen to us. What are you going to do?

You can say that again! Literally within the last hour we've had an email from our house purchasers saying: "We want another 10k off the price" bare in mind we've already dropped 25k!! Trouble is, they know our plans and I feel they're holding a gun to our heads..
