Deposit needed for a mortgage?

Hi,
After a trip out to Alberta (Lacombe & Area) we looked at a couple of houses, not to buy just yet but to see what we could get for our money.
My husband has just got a job ( subject to visa's & HRDC validation) we hope to be out by June when he would start to work for the company on his work permit, we would then submit our PR Application.
The question is this, If he is in full time employment, in a permanent job and after renting for approx 3-6mths while we look for our dream home! what deposit do you think we would get away with putting down, 5%, 10% or more, we had been told it might be nearer 25% but this seems unfair when he is working, He will be on a good salary $48k plus company car, we will have an account with HSBC which will include a credit card? do you think they would give us a lower deposit, especially as his wages would be paid straight in to the account!
Any advice anyone?

From my experience coming to Canada, you are pretty much back to square one creditwise when you arrive. We are planning to buy a house in about a year. The reason 25% is good is because the mortgage doesn't need to be insured with the Canada Mortgage and Housing Corporation (CMHC) and the bank can arrange it totally at their discretion. Much easier I would think!!!

Daisymoll, most lender will turn you down as you are not permanent residents.
I was in a similar position and got a mortgage but I had to prove I had applied for PR status. 25 % deposit was required and I went through a specialist mortgage broker.
