please help me to understand,
to keep PR status, you need to live in canada two years out of five.
does this count from when you land in canada, or
from the date PR visa issued?

From landing - in theory you have 4 years from the date of your medical to move here.

If you then didn't leave Canada for a single day for the next two years you'd still have 2 years in 5.
I don't recommend this.

Because it's a hell of a risk! What if you need to suddenly leave Canada (family emergency in home country or similar)?? Those days won't count towards your residency, so it would be best to give yourself a few months leeway so that you can leave Canada if you have to without jeopardising your PR status.
So you need to spend at least 730 days out of each 5 year period following 'landing' in Canada, but try and allow an extra few months in that as any time outside of Canada (even a trip across the border shopping in the US) will count against it.

The two in five is also revolving, so it is two out of the preceding five years.

What they said ^^. Plus it could all go pear-shaped even earlier e.g. if you plan to land 364 days after the medical and there's an airline strike / weather emergency / security scare etc etc. Your flight is delayed by a day and goodbye PR.
