New to Vancouver - I would go for the condo with a nice view in Kits. Great place to start out in. You won't even need a car which will save $$. I cannot in any way imagine going to all the effort to leave the UK and then ending up in Langley.
I think you could go a bit higher than 3rd though. We used to live on Arbutus Walk at 10th, very pleasant.
