As a non resident I had to put a 30% deposit down and was given a discounted rate of 4.15% for 5 years - I think it was closed.

You can get 5% deposit as a new immigrant, provided your have a "fair" Credit Rating, which would take 6 - 12 months to get, and a permanent job. Its harder if you are self-employed you will have to wait till you can prove your income (tax return) to get the smallest deposit.
