Wink We bought a house last night!

Hi Guys!

Hubby & i have at long last bought our own home in North Lakes can't quite believe it,news still sinking in but we are both absolutely over the moon & very excited
We move into our new home in 5 weeks time & actually looking forward to packing up this time as i know it will be the last time we will have to move house again hopefully for many years to come!!
This will be our 4th move in 19months & the bloody last!!

The house is a new build, (up beside the dog park for anyone who knows the area!) only 3bed,lovely sized neat gardens,interior of the house is immaculate,im sooooo chuffed to bits

Only problem we have just now is we are only 4months into a years lease on this house we are in at the moment so we will have to break the lease.Anyone looking for a house rental in Mango Hill for 5wks time?? please get in touch with me. (3 bed,double garage & swimming pool)

Ps.Anyone who recieves the North Lakes messenger, thats my Roxy & youngest daughter Louise who features in the Pampered Pets Section

All this is just sooo confusing,we have been pre-approved for our mortgage(Which in effect counts for nothing),set the wheels in motion this morning to submit the actual mortgage application,worried sick incase we get rejected everybody we have spoke to eg.mortgage broker & Westpac)have given us atleast a 90% positive that we will get our loan,theres just that 'what if'
We are submitting 2 loan applications,one with westpac & ING?

The home buying system is just so different here,we even have to pay insurance on the new house as soon as you sign the contract cause we would be liable incase it burned to the ground

Just have to learn as we go i suppose,our heads are like mush as we are trying to absorb so much info. another thing is why does everyone assume you have a surplus amount of cash? would be good if someone could just say 'right you want to buy a house,this is what your costs are going to be etc...black & white basically!

I swore i would not put myself through all this again !!! here we go....

Fantastic news, it must feel nice to know you're soon going to be in your own place and you can properly settle.

Not looking forward to having to deal with mortgages etc ourselves. Make sure you post all about it when you're done (if you've got ay energy left )

Actually this is what is done in the UK too, once contracts have exhanged in the UK, the new owners are liable and should always have insurance.

Congrats on the house though. I am relieved to be in our own pad too after renting so long. Never thought that I would look forward to DIY.

We had our own in the UK too,we didnt have to worry about anything like this until we were in our new home

Joho's right: since once you've signed and exchanged contracts you are legally liable to purchase so it's in your own interest to insure! If it burned to the ground you would still be liable to pay the agreed price. Since Australia is the arson capital of the world bar none............

My son's partner's parents lost their new house in the Eyre peninsula bush fire...before they moved in

Fortunately it was insured.

CONGRATULATIONS Donna WELL DONE.

What I've never been able to figure out is if you have insured it, as you have had offer accepted, then house burns down, who gets the new house? You as the insurer or them as the person who lived in it who then get a brand new house and do they then still have to sell it to you???
