I like the "We arrange for a third-party independent valuer". Yeh, right. When we part Exd our house, we insisted on three valuations. I would say that unless you can have more than one, steer well clear. But yes, it depends on how desperate you are I guess though I would still be very wary personally.

We'd had our house on the market for a few months (this was just as the market was seriously starting to cool) and had only had 3 viewings. Would have had to do too much to it to get it fit for renting out and tbh we just wanted rid of it.
The company we used were complete [insert appropriate swear word here] - they gave us an initial price based on the amount we had it up for sale. They they revised it down based on a general area valuation, which unfortunately included the scuzzy town 2 miles away instead of just basing it on our lovely village. We argued the toss on that one and they put it back to somewhere in the middle of the two. To be fair, that (the market valuation) was only about £10k less than our estate agent had valued it when we put it up for sale, so it was probably a fair amount.
After their surveyor came out they tried to reduce it further but we told them to stick it up their bottoms and we did finally settle on an amount. All this took approximately a fortnight

We had to exchange really quickly but we were allowed to choose the completion date. Just as we completed the bottom fell out of the market completely and they struggled to offload it. Bless.
We were in a lucky position that the sale price was still more than we'd paid for it 4 years earlier.

We contacted a firm that advertise on tv 'we guarantee to say yes to buying your home' (for a sh*te price!)
The first letter said they charge £400 valuation to be done by their valuers.
We obviously ignored this letter and then they kept sending them!! In the end they said they would do the valuation for £100!
TBH, they go on the net, see what you paid for it and offer loads less like the others have said. They do not take into consideration any work you have done and we have virtually rebuilt the interior so it was not an option for us.
