Has anyone tried to negotiate prices with builders and what worked / didn;t work. Does anyone have any hints and tips on surviving a new build sanity intact?!?!?

NEVER tell them how much you have to spend.if you do, the quote will be on the money or very close to it.allow 10 to 15 % on top of the original quote in your budget. tell them what you want and see what they come back with. even include things that you may not want. you can always take them out to reduce the cost.all builders quote 6 or maybe 12 months ahead to account for price rises and they all work on a $ per sqm. ie $1000. go to a display village and get an idea of the sqm cost for the standard of home you want. a spec home will be cheaper than a one off.
