Very impressed,going well then . kitchen looks like it's always been there now it's painted very nice.

Whats the building regs like out there, is a little more relaxed than UK.

Do you have to have inspectors constantly on your back making sure its all to their liking.

australia is the land of paperwork my friend;)

in order to do the work ive had to get an home builders certificate
yes a certificate along wth a load of bloody paperwork for the application to work on your own house and as usual it come with fees $300 for the applicaton and if your not in a prescribed proffesion another $500 for the owner builders course

the building application has to go to a certifiers office, these are privatly run companies who check all the paperwork prior to the councill granting your application ( costs i had quotes from $800 to $1600 )

the application its self consist of lots of smaller sets of forms ( each 4 to six pages asking basically the same info we were told not to put as above or as previous form as it would get sent back for lack of info :rofl: must have written our address lot number and plan number a dozen times iduring the aplication )
theres application forms for plumbing and drainage, one for the structual enginneer, a "common one which is mostly the details of who what and when are involved, a specific one asking details of whats to be done
six sets of architects drawings
three sets structual drawings
three soil analysis repsorts
( for use of existing septic as we are not on mains sewerage )

councill planning fees caouncill plumbing fees ( with costs attached to each item that you want to add ie $62 per sink toilet etc plus $220 plan checking fee )

so in conclusion i would say

nope its a lot bloody harder and alot more exspensive making an application and in regards to inspectors i dont know yet as we have just started

Looking like i'll have to get some work done and save some penny's then.
Am hoping to do the same as you, e.g. Buy a lowset and do up and extend, am thinking now if it would be cheaper to have one built from scratch and let some else worry about the paper work lol. (I Wish). All i can say mate is that it looks like ya doing alright. And if ya dont mind, when i get over there and get my own place, I will be pm'ing ya for advice :thumbup: .
keep us up todate with the building work as im very interested in how things are done.

Im heading to Brisbane with wife and kids. Sorry it took a while for response, been really busy just recently, nearlly ready for the big move.
